Interesting stats this past month. Let’s dive into the single family home stats for Nanaimo.

Market highlights:
πŸ’Ž Average home price in May up almost 3% from 2023
πŸ’Ž 233 homes listed, a 22% increase from 2023
πŸ’Ž 380 active listings compared to 239 last May
πŸ’Ž 100 homes reported sold, down over 12% from last year
πŸ’Ž 38 days on avg to sell a home in May, up over 22% from 2023, and up 10 days on avg from April 2024.

Market insight:
πŸ“ŠCurrentiy a healthy market with lots of inventory for buyers, giving them ample opportunities to look at several homes.
πŸ“Š Sellers having to adjust pricing seems to be a common occurrence, but pricing sharp has proven to be effective, especially in the spring market.
πŸ“Š Sales are down, inventory is up, which makes me think that the ample inventory levels are stopping buyers from rushing and buying homes right now.
πŸ“Š There are lots of people putting in subject to sale offers right now, so if you’re looking to β€œtrade” properties, now would be a good time.
πŸ“Š Lots of speculation around interest rates coming down this month, let’s see what happens!

Market Stats | April 2024

Compared to last year in April, Nanaimo saw over 100 more single family home listings from 221 to 331, almost 16% increase in reported sales, and a decline of 22% days on market from 36 to 28. Average sale price is still only 1% higher than it was a year ago, currently $825,278, and my crystal ball is saying it will stay relatively the same for the foreseeable future.

January 2024 Market Update 🏑

As expected, the January market was slow. Inventory levels were low with only 107 single family homes listed in the month, and down almost 5% from January 2023.

There were 40 single family homes that reportedly sold in January, down almost 10% from last year, and 5 sales less than the previous month.

As we head into the spring market later this month, we should see inventory levels climb and number of sales increase. If you are on the fence with purchasing or listing feel free to reach out and we can discuss a game plan tailored for you and your current situation!
