Happy Saturday! 🏡 through recent interactions we have noticed an increase in more people wanting to purchase a home.

With the increase in rates, this might be the right time, as fewer buyers are willing to take the leap. Take this increase as an opportunity to buy your home. Why? Well, the increase is less than $20 per month on your mortgage per $100,000.

Key here is this increase isn’t significant IF you plan right!

It’s important to think big picture to best understand what you can truly afford such as expenses aside from the actual down payment.

When buying a property, there are often hidden costs that can add up quickly. These can include closing costs, property taxes, and maintenance and repair costs. Here’s a list to help put it into perspective!

We are working with someone who spends about $500 a month in condo fees. This is also something to take into account! Make sure you budget for these expenses before making a purchase & take these into account when shopping 🏡 let’s stay proactive and efficient with our search!

Wine or not to wine? Did you know that many Canadians have been opting for the cheaper stuff?
Did you know Canada had the highest price for bottle of wine in 2021?

Here are some interesting facts to consider:

1. The price of wine in Canada is more expensive than the US. (1)

2. The cost of wine has increased by 1.9% in the last 12 months (2).

3. The average cost of a glass of wine is approximately $8.58 CAD. (3)

4. verage consumption for wine is 2.4 glasses per week (4)

If we consume a bottle per week let’s say it costs 30. That’s $1560 Annually!

Further, consider investing that for the number of years you have been drinking!
For the sake of an easy analysis let’s consider:

5 years: Saving approximately $8,618.87 (5).
Tht may not seem like much; however, 41% of Canadians have less than $5000 in savings while 1 in 5 Canadians have less than $1000 saved(6)!
