Seven Tips for showing your home​​​​​​​​​​​​​​​​​​1) Leave the home before showings

2) Open all the blinds and curtains

3) Turn on all the lights in the home

4) Light (or turn on) the fireplace if you have one

5) Place fresh flowers or lemons in the kitchen (make the home smell good)

6) Ensure all trash and recycling is taken care of

7) Ideally, any evidence of pets (and pet doors) should be hidden/removed during viewings.

I, like many others are feeling the urge to jet off to somewhere warm.

In the meantime I am working hard to find the perfect houses for all my buyers out there. Inventory is so low that I am searching high and low for those perfect spaces, some not even on MLS quite yet.

I can not stress enough the importance of being pre-approved for a mortgage BEFORE you start house hunting.⠀⠀⠀⠀⠀⠀⠀⠀⠀

Luckily (lately) all my clients have come to me already pre-approved by a bank or mortgage broker. This gives my buyers the knowledge to know what they can afford, and what range we can look in.⠀⠀⠀⠀⠀⠀⠀⠀⠀

A year in review....

2021 Recap

Many people expected the pandemic would have slowed the housing market down in 2021.

However, that was not the case in Saskatchewan.

Saskatchewan recorded a total of 17,387 sales in 2021, a new record which surpassed the previous mark set in 2007 by 17 per cent.

Sales in 2021 were 24 per cent higher than 2020 levels, when 2020 was still considered as a good year for the real estate market.

The association added that a decrease in inventory and strong demand ensured the market leaned towards sellers for much of 2021.

Improved affordability, lower mortgage rates and more time spent at home are some of the factors behind the growth in sales.

Winter Maintenance Ideas for Safe and Warm Homes 🏡

1. Keep your house warm and prevent costly heat loss

The first thing is to ensure that your building’s heat source is in working order. Ideally, your heating system should be serviced annually by a qualified professional. Replace furnace air filters at the beginning of the winter season.

Make sure caulking around windows and doors are in good shape and replace damaged glass panes on windows and doors.

2. Avoid Frozen Pipes

Never turn the heat off completely during the winter. Maintain adequate temperatures and air circulation throughout the house or building. If you are leaving for a prolonged period, make sure a family member or friend can check that all is in working order.

3. Watch out for snow accumulation

It is very easy to lose control of your property if the snow is not removed quickly after a storm. This applies to the front of the building, all air intakes, exhaust vents and any electrical appliance located outside. Also large amounts of heavy snow should be removed from the roof regularly.

4. Keep fire safety in mind

Home fires tend to increase in the winter months. The main reasons are a malfunction of the heating system or a fireplace that is left unattended. Fireplaces and chimneys need regular cleanings to remain safe and effective.

5. Maintain smoke and carbon monoxide detectors

It is very important to regularly test smoke and carbon monoxide detectors and check their batteries. This is especially important in the winter, when we keep the windows shut and typically use wood stoves and fireplaces more often.

Well 2022 is fully underway and after what was called the busiest December we have had in a long time it seems January isn't slowing down either.

We start off the year in a sellers market with very low inventory and options for buyers out there...so if you are even thinking of selling please let me know.

Also if you are a buyer and looking for something specific on the market you don't see, please let me know so I can see if I can find you something not yet on the market.

I have yet to make my 2022 goals yet, something I have plans to do before the end of January but I have a lot of new things coming to my business, stay tuned!

Ok confession…I LOVE Starbucks. Although you will often find me supporting lots of amazing local coffee shops around our great city I still find myself driving to a Starbucks drive thru to order those complicated drinks you see going viral. I also have always found Starbucks customer service to be top notch. My husband often bugs me because I plan our weekend errands to include a stop by the closest Starbucks. If you love Starbucks as much as I do then let me⠀⠀⠀⠀⠀⠀⠀⠀⠀
know what your fav drink is to order, I am always looking for new ones to add to the mix.
