Never become a slum landlord. Always treat your tenants as clients and fix all issues right away. Treat repairs as a business expense and an investment, not a negative. The better you are as a landlord, the better tenants you will have and the longer they will want to stay.
One of the biggest mistakes newbie Realestate Investors make, is to manage all their properties themselves. Always hire a good property management company to take care of your properties so that you can enjoy your life!

What is ROI? ROI is your return on your investment. It's your profit minus your cost, over your cost as a percentage. You generally want a minimum ROI of 8% otherwise it's not worth your time or money.
What is NOI? NOI is your net operating income. You minus your expenses from your income to determine your NOI.
Location is almost everything when you're buying Real Estate Investments. Never buy a property in a bad area, no matter how cheap it is. It will come back to bite you in the future!
