طبق قانونی که در ماه June سال 2022 در پارلمان کانادا تصویب شد ، خریداران غیرمقیم تا سال 2025 هنگام خرید ملک مسکونی در کانادا می بایست میزان ۲۵٪ مالیات پرداخت کنند که در مقایسه با گذشته ۱۰٪ افزایش داشته اما اخیرا در قانون فدرال یک متممی اضافه شد که شرایط خرید ملک مسکونی برای افراد غیرمقیم که یکی از ۳ شرایط زیر را داشته باشند را تسهیل نمود :
۱- افرادی که دارای Work premit visa هستند و حداقل ۱۸۳ روز از اعتبار ویزا باقی مانده باشد و بیش از یک خانه خریداری نکرده باشند . هنگام خرید میبایست ۲۵٪ مالیات خرید خانه به عنوان شخص غیرمقیم را بپردازند اما اگر یکسال بعد از خرید همچنان مشغول بکار تمام وقت باشند میتوانند درخواست بازپرداخت مالیات ۲۵٪ را ثبت کنند.
۲-دانشجویان شاغل به تحصیل تمام وقت با پرداخت ۲۵٪ مالیات اشخاص غیرمقیم میتوانند نسبت به خرید ملک مسکونی اقدام نمایند و اگر ۲ سال تحصیل تمام وقت بعد از تاریخ خرید داشته باشند می توانند نسبت به بازپرداخت مالیات ۲۵٪ ثبت درخواست نمایند.
۳- اشخاصی که در پروسه دریافت اقامت دائم هستند میتوانند خرید ملکمسکونیداشته باشند و میبایست مالیات ۲۵٪ را نیز پرداخت نمایند . این افراد تا ۴ سال پس از تاریخ خرید فرصت دارند تا ثبت درخواست بازپرداخت مالیات ۲۵٪ را ثبت نمایند.
