What if you find something during an inspection that you are concerned about?

The first question usually is…..

Can I get out of purchasing the home?

The answer is YES. Absolutely. As long as you have “inspection” as a condition on the contract then if you are not happy with any part of the inspection you can get a release from the contract.

That is only one of three options. 

There are two other options you can also consider. You can also:

2. Ask the SELLER to FIX the problem or issue that you have found. For example, if an appliance isn’t working, you can ask the seller to ensure that it is replaced or fixed before completion.

OR

3. Ask for a PRICE REDUCTION to cover the cost to replace or fix it yourself after you become the owners.

Depending on what the concern is, both Realtors will often come together to see if there is a way for both the buyers and the sellers to come up with a fair compromise. That is, if the buyer still wants to move forward with purchasing the home.
