1. Developers and builders are not really incentivized to build more in the current environment.
2. Consumers are un-motivated with the economic downturn and interest rate environment.
3. Red tape slowing down ability for new supply to come to market.. this is a problem as demand is still there. More on that in point 4 ๐
4. Immigration still strong in Ontario, retention of talent (ie all the students at UW, Laurier and Conestoga college) is improving. More people coming, more people STAYING = demand for housing.
