There are far too many people in the world who still believe real estate has a limited supply. The outdated quote I often here is this: "They aren't making any more real estate."
What??!! 🤦🏾
Without yet going into the countless ways real estate is actually created and made every single day today, I'd like these people who've drank too much of the real estate kook-aid to just consider this fact alone:
The average lifespan of a house is 70 years. Think about this. If this is true, and it is, the destruction of one's wealth with most real estate today happens every generation, only to have to restart the building of it all over again. Whom does this benefit? 🤔
The home or structure on one spot will have to be recreated over and over and over again, forever. This makes that one spot unlimited in its supply over time.
Now, one might argue that the land underneath these structures is limited, and that would be true to a certain extend but not entirely. Let me explain.
Take rezoning as an example. Rezoning has typically moved in the direction of making the land underneath structures smaller and smaller. The rezoning of land has had a massive multiplier effect on the number of structures that can be built in top of it over the years.
Let's also look at air rights as an example, the right to build real estate on top of real estate. Air rights have steadily grown higher in number as well as higher in height. Buildings have gotten taller and taller over your entire life, have they not?! These changes alone have allowed for the expansion and increase of real estate vertically for decades.
What's more, if we were to simply cast our attention to the countries building new islands, airports, new swarths and strips of land further out in the ocean and desert, we'd begin to clearly see how real estate isn't scarce at all. It's literally unlimited.
Much of this is due to the fact that the very definition and rules of real estate keep changing and expanding. These changes keep increasing it's supply ad infinitum.
Let's face it. Real estate is not scarce. That's what we've been sold, and the banks absolutely love it. Real estate is actually plentiful and with a rule change here and a definition tweak there, it can be made more and more plentiful, forever.
