17 – RENTING YOUR HOUSE IN VALENCIA

Decree 92/2009

From January 2015 it was obligatory to register holiday rentals properties in the Registro de Empresas, Establecimientos y Profesiones Turísticas. All these units are to be registered: apartments, studio apartments, villas, chalets, bungalows and other similar properties.

Certain technical requirements need to be met.

This registration number needs to be included in all the related advertising material.

Any owner of individual property must register, if you have 2-4 properties you need to register each of these.

If you manage more than five properties, you need to register as a Company

You can find below ‘basic’ standards expected from tourist accommodation:

Access, communal and parking areas
Public entrance
Lift (if the accommodation is situated on the fourth floor upwards)
Stairs
Parking is not required at standard level<

Installations and services
Heating and sound installation in all areas
Wall power outlets in all rooms and a fuse box
Hot water
Evacuation plan situated at the front door of the accommodation
Emergency telephone list
Information about local attractions and places of interest

Room Sizes
Main bedroom including wardrobe
Double bedroom including wardrobe
Single bedroom including wardrobe
(per person sharing room i.e. per bed)
Living/dining/kitchen

Bathrooms (there must be at least one bathroom including a bath
with shower, washbasin and toilet and / or a washroom with a shower,

Rental accommodation should be furnished and equipped appropriately, including:
Cutlery
Kitchenware and appliances
Bed linen
Window dressings
Other appliances and utensils necessary for guest stays

Electric grill/griddle
Oven/microwave
Extractor fan and smoke alarm
*The kitchen should be equipped with a minimum of two hob burners when the accommodation doesn’t exceed four guests and three hob burners plus, when it exceeds four guests.

Although far enough away from the madding crowd, it is close enough to several villages and towns where most services are available.

Accommodation:

Living room with comfortable sitting area, Spanish television, dining table with a large window offering views over the shared pool and the mountains. Open kitchen with dishwasher, oven, microwave and fridge freezer.

Bedroom 1: A double bedroom with a built-in wardrobe. Bedroom 2: Two single beds with a built-in wardrobe and access to the closed patio. Ideal for cyclists to store their bikes safely here. Bathroom with bath (with shower), toilet and sink. Here you will find also the washing machine.

Terms of rental:

A deposit of € 300 must be paid before arrival. This will be refunded to the bank account or money order after departure. The energy consumption is settled with the deposit at the end of the stay for which an amount of 0.25 cents per KWH will be charged. The apartment has a separate electricity meter that is read in your presence at the beginning, as well as at the end of your stay. A charge of €60 for cleaning and €15 per person for bed and bath linen is applicable.

A deposit of €300 must be paid before arrival. This will be refunded after departure.
