Holiday rentals shoot up in April Holiday rental (VV) properties have increased by 3% in just 20 days this month, according to figures from, the General Canarian Tourist Register obtained by Lancelot.

Hi all, I have just composed an explanation of the criteria for getting a VV License and for registering guests for a client. I thought I would post it here for your information AND for any critique you may have. To be clear, this is my understanding of the rules 🙂

The Rules for VV Licenses and Guest Registration
A VV License is required if an owner wishes to offer their property to holiday makers for short term holiday lets. A Short term holiday let is defined as any stay shorter than 90 days. However, if you intend to only let your property for less than 10 weeks per year (paid or unpaid), you do not need a VV License.
Also, if you intend to let for long terms (90 days+ to a single person or group), you do not need a VV License.
To get a VV license, you need to also get a Modelo 400 which is your registration for IGIC (Canarian VAT) and provide IDs and proof of ownership. A habitation license (proof the property is habitable), while not required to get the VV, it also needed.
As well as having a VV License, the Spanish authorities also require ALL guests to be registered before arrival in the property for a number of reasons. They need to ensure they know where people are staying if anything happens to a guest while on holiday such as a theft, an accident or an insurance claim (for example) which requires a police report. Also, the police need to know if any ‘persons of interest’ are staying in your property.
Guests who travel and stay with the owner are not required to be registered BUT friends and family who travel to the property without the owner MUST also be registered for the reasons above.
There are 3 ways to register your guests, via the Guardian Civil, via the National Police database or via the SES Hospedajes system. All 3 systems are currently running in parallel BUT, in September 2024, the former 2 will be closed and all registrations will need to be via the SES Hospedajes.
To register guests via the SES system you will need to get yourself a Spanish digital certificate. you can do this by visiting your local Ayuntamiento with your ID, asking your assessor to do this on your behalf or by using Villa Check In.

Did you know that you’ll need a digital certificate or Cl@ve to apply for a VV License? Did you also know that getting a digital certificate is a pain in the watsits! If you are a non-resident you’ll need to be on the island and book an appointment with your local council to prove your ID, residential status and tax situation.

Many property owners find this impossible logistically so let us do the hard work for you.

Also, from June 2023, all guest registrations for your holiday home will need to be done via the new Hospedajes platform which requires (you guessed it…) a digital certificate to enrol.

If you are renting a property to tourists in Lanzarote, please take note.

In June 2023, the registration of ALL guests booking private rental properties will be moving to a new, nationalised, online system called Hospedajes. This new system and the laws which it applies mean that any booking of accommodation via all of the online platforms such as Airbnb, Booking, Expedia, VRBO etc will begin collecting much more information from guests than was previously required. This information will include full names of all travellers, home addresses, passport details, amount paid for the booking, payment method and, most importantly, the rental property owners details. In short, this will expose renters who are not offering a legal service and not paying taxes.

Hefty fines will begin to be served on private renters who are not 1) Officially approved to rent their property (no Vv License), 2) renters who do not register their guests with the Hospedajes (this new system mentioned above) and 3) renters not paying tax on their holiday rental income.

In short, the net is about to close in on illegal private renters.

The first step to become fully legal is to get a Vacation license for your property or Vv License. Villa Check In can do this on your behalf quickly, professionally and cost effectively.
