🇪🇸🧳 ALICANTE AMONG LEADERS AMONG SPANISH REGIONS IN NUMBER OF TOURIST APARTMENTS
.

According to a survey conducted by the National Institute of Statistics (INE), more than 120,000 tourist apartments were registered in Spain in March 2024, of which almost 26,000 are in the Valencian Community.

The information is only for the fifteen busiest fifteen provinces, including the three provinces of the Valencian Community. There are 19,039 apartments for rent in Alicante, 4,341 in Castellón and 2,505 in Valencia. At the same time, Alicante has the second highest number of tourist apartments in Spain after Las Palmas (26,000).

The number of beds is usually around four per property, although it is rare for all of them to be full. Valencia has the highest occupancy rate at 61.5 per cent, compared to 32.8 per cent in Alicante and 18.4 per cent in Castellón. Benidorm stands out among the most popular cities for tourists with 60% occupancy rate. With regard to the nationality of holidaymakers, in Alicante there were almost twice as many foreigners as Spaniards, in Castellón there was a diametrically opposite picture, and in Valencia, both were approximately equal.
The share of tourist apartments in the residential property market averages 13.6% in Spain, 19% in the Valencian Community, 27.4% and 28.6% in the provinces of Alicante and Castellón respectively and just over 6% in Valencia. The sector is showing signs of excessive growth, is influential in increasing rental rates and is highly concentrated in some localities, with a tendency to expand.

🇪🇸📊 THE CITIES IN ALICANTE PROVINCE WHERE THE MOST HOMES ARE SOLD

According to quarterly statistics from the Ministry of Mobility, Transport and Urban Affairs, based on data from the College of Registrars, the most housing in the province of Alicante is sold in its namesake capital, as well as in Torrevieja and Orihuela. They are followed by Elche, Benidorm and Santa Pola.

In the first quarter of 2024, the province of Alicante ranked third in Spain in the number of housing sales, behind only Madrid and Barcelona. During this period here were registered 14,039 sales transactions, an increase of 2.8% year-on-year.

In the city of Alicante in the first three months of this year was made 1,817 sales of housing (154 - in new buildings), compared with 1,703 in the previous quarter and 1,688 a year earlier. For Torrevieja the figures are 1,667 (87), 1,691 and 1,836 and for Orihuela 1,332 (285), 1,126 and 1,212 respectively.

In Elche, 867 residential properties were sold up to the end of March 2024 (of which 43 were new-builds), 829 in the last quarter of 2023 and 809 a year ago. In Benidorm, compared to the previous quarter, the volume of sales was unchanged at 646 properties (146 in new buildings), while a year ago transactions were slightly less at 584. In the case of Santa Paula, the figures are as follows: 476 (24), 461, 465.

As for the other cities, there were 446 sales in Denia, 323 in Guardamar del Segura, 319 in Alcoa and 265 each in Calpe and Villajoyos. In terms of sales of new residential properties stands out Pilar de la Horadada - 311.

🇪🇸📉 EURÍBOR HAS REACHED ITS LOWEST VALUE SINCE MARCH 2023


As of mid-July 2024, the European Interbank Offered Rate (Euríbor), Spain’s most commonly used indicator for variable rate mortgages, stood at 3.503%. This is the lowest level since March 2023, foreshadowing a new decline in mortgage rates.

Euríbor started the year at 3.609 per cent (average in January), rising to 3.671 per cent in February and 3.718 per cent in March. From then on, it began a gradual decline amid forecasts of interest rate cuts in Europe: it fell to 3.703% in April, 3.68% in May, 3.65% in June and 3.57% in July.

On 6 June, the Governing Council of the European Central Bank cut interest rates for the first time since March 2016, in a move that investors had long expected. The base rate dropped us 4.5 per cent to 4.25 per cent, but the ECB did not outline a definite course for the rest of the year.

🇪🇸🏞️ CHARCO MANIAN - A NATURAL SPA CENTRE IN THE PROVINCE OF ALICANTE


As the weather gets hotter, it’s not just the many beaches of the province of Alicante that are the perfect place to spend the weekend. Not too far from its capital is Charco Magnan, a natural resort with caves to shelter from the sun, waterfalls, natural pools and crystal clear pools.

Part of the Ruta del Agua en Alborache hiking route in the neighbourhood of Buñol, this paradisiacal place is ideal for those looking for a relaxing and rejuvenating holiday. It can be reached by car from Alicante by starting on the A-31 highway from the city centre in the direction of Madrid/Valencia. After about 70 kilometres there will be a turn off at exit 224 to get onto the A-7 highway towards Valencia, and after another 50 kilometres on the A-7 there is exit 337 for Buñol/Cheste. The CV-425 motorway is signposted to Buñol and then to Alborache, from where the road already leads to Charco Magnan. The entire journey will take approximately 1 hour and 45 minutes depending on traffic.

You can leave your car in the car park near the start of the hiking route in the Cueva de las Palomas Recreation Area, which is well marked. This route is categorised as medium difficulty, with some steep sections, but accessible to most hikers. Its total length is about 2 kilometres, which corresponds to about 30-40 minutes of walking depending on the pace chosen.

In addition to swimming and exploring the caves, you can picnic in the designated picnic areas. Due to the presence of slippery rocks, it is recommended to bring comfortable shoes with good grip.

🇪🇦🏘️ IN SPAIN WILL INTRODUCE NEW MEASURES TO CONTROL TOURIST RENTALS

The Spanish Ministry of Housing intends to amend Article 3 of the “Law on Urban Rentals” (LAU). In particular, it is going to introduce four new measures to control seasonal and tourist rentals.

🔸 Justification of seasonal rentals in the contract. Landlords will be required to state and justify in contracts the reasons for choosing this particular type of tenancy. It has enjoyed increased popularity over the last year as it has helped to circumvent the restrictions imposed by the Housing Act on traditional tenancies. According to a report by portal Idealista, seasonal rental supply increased by 56 per cent to 11 per cent of the total in the first quarter of 2024.

🔸 Registration on a dedicated platform. Contracts will need to be registered on a special online platform where different types of rentals will be collected: short-term, tourist, room rentals, etc. This platform will be part of a system that can be used to find out for what purposes a property is being used and thus prevent fraud. This platform is expected to be ready by 2025.

🔸 Veto by homeowners associations on tourist rentals. There are plans to change the wording of the “Co-operative Property Act” to allow homeowners’ associations to require prior authorisation for tourist rentals. Owners of flats in apartment complexes will be given the right to veto, although there is no indication of how many votes would be required to make such a decision.

🔸 Tax changes. It is intended that tourist rentals will be treated as another type of economic activity and subject to the same tax criteria, including the payment of VAT.

🇪🇦🏙️ SPANISH CITIES WHERE HOUSING IS IN HIGH DEMAND AMONG FOREIGNERS


The latest report published by the portal Idealista highlights more than 120 municipalities and their districts where the percentage of foreigners interested in local property exceeds 50%.

In cities such as Roses (Girona province), Calpe (Alicante) or Andratx (Balearic Islands), residents from other countries made more than 65% of the total number of searches and interactions.

The province of Alicante has the largest number of destinations (30), with the Morivilla neighbourhoods of Calpe, Frutales and Cabo Cervera in Torrevieja, Playa Flamenca and La Zenia in Orihuela standing out (64-72% of searches). Alicante is followed by the Balearic Islands (28), where certain areas - such as Cala Ratjada or Canyamel in Mallorca - attract up to 67% of foreigners’ interest.

In the province of Santa Cruz de Tenerife, 23 destinations are among the most sought-after. Most of them are on the island of Tenerife, but Vallehermoso on La Gomera and Barlovento on La Palma also feature.

The provinces of Girona, Málaga and Las Palmas each have 12 destinations. In Girona, the areas of Port Esportio - Puch Rum - Canyelles, Santa Margarida and Salatar in Roses, and the town of Empuriabrava stand out from the rest. In the province of Malaga, Burriana, Nueva Nerja, Chaparilla - Torresilla - Punta Lara in Nerja or the city centre near Casares Bay, as well as the areas of Guadalobon, Buenas Noches, Bahia Dorada in Estepona and Puerto Banus in Marbella deserve a mention. In Las Palmas, the most popular destinations are spread across the islands of Taurito Playa de Mogán, Los Cideros Anfi del Mar, Puerto Rico, Playa del Inglés in Gran Canaria, Pajara and Antigua in Fuerteventura.

The list of foreigners with the greatest interest in housing in Spain, headed by the Germans (55 destinations), followed by Swedes (21), who favour the provinces of Alicante and Malaga, the Dutch (Alicante, Malaga, Granada), the French (Girona), the Italians (Canary Islands) and the British (Malaga, Granada).
