Can't afford to buy a house on your own? So maybe JBSP is for you.
A joint borrower sole proprietor mortgage can help with affordability by allowing you to add another person’s income to your mortgage application, without giving them any ownership of the property. This can increase the amount you can borrow and make it easier to qualify for a mortgage. For example, if you want to buy a property worth £200,000 and you earn £25,000 a year, you may only be able to borrow up to £100,000 based on your income alone. However, if you add your parent’s income of £50,000 a year to your application, you may be able to borrow up to £200,000 as a joint borrower sole proprietor mortgage. They will not have any legal rights to the property or any share of the profits if you sell it. However, they will be jointly liable for the mortgage payments with you, so they should be confident that you can afford them.
A joint borrower sole proprietor mortgage is different from a guarantor mortgage, where the other person only becomes responsible for the payments if you fail to make them. With a joint borrower sole proprietor mortgage, the other person’s income is considered from the start and they are equally responsible for the payments throughout the term of the mortgage. If you are self employed and you are looking to apply for a mortgage, one of the first questions you may get asked is...
"Have you completed your tax return for the 2022/2023 Tax Year?"
This may see like an odd questions to you, as you have until the 31st January 2024 to file this. However, the reason is that for most mortgage lenders, the most recent tax return has to be dated within the last 18 months. This means your tax return for the tax year ending 5th April 2022 is potentially out of date in the lenders eyes.
If you are self-employed and looking for a mortgage before the end of January, it may be worth booking in with your accountant!

If you have got extra money, you could make over payments on your mortgage. It will reduce the amount your pay overall and also shorten your mortgage term… But is this the right thing to do for you? Here are some benefits and drawbacks for you to consider.
Benefits:
⭐ Reduce Your Interest – By making over payments, it means you would be paying off your mortgage sooner, reducing the amount of interest you will pay.
⭐ Better Than Savings – It could save you much more than you would earn from your savings being in an account – unless the interest rate on your savings account is much higher!
⭐ Increase Your Equity – When you overpay, you own a bigger portion of your home and it brings you that one step closer to owning it completely outright.
Drawbacks:
⭐ Less Cash – If you use all your savings, you won’t have necessarily be able to get it back. So, it is important to always have money tucked away for emergencies!
⭐ Other Debts – Whilst your mortgage is most likely to be your biggest debt, you should always prioritise paying back other debts with higher interest rates first.
⭐ Fees & Charges – You might be charged an early repayment charge if you make over-payments over a specific amount. You can usually overpay up to 10% of your mortgage balance before incurring any fees but you will need to check with your lender first.

Porting is the process where you move your current mortgage product to a new property. It can be a great flexible feature for those who are currently in the middle of a fixed term period and are looking to move house without incurring any early repayment penalties.
However, whilst many mortgages are portable, you may not be eligible. You have to essentially reapply to your existing lender, which means you may not qualify if your circumstances have changed, the lenders criteria has changed since you originally applied, or if the lender deems the property not suitable security.
