Developer lodges planning application for inclusive housing in Bournemouth A DEVELOPER has made changes to one of its approved planning applications, focusing on creating inclusive housing.
The main area of focus during this project was occupancy wellness. Starting with the identification of 6 key areas (Water, Nourishment, Air, Nature, Sustainability and Mind) we began to plan and imbed features into the kitchen to support and enhance the health and wellbeing of future occupants. These features included:
WATER: Clean drinking water tap has been added to the kitchen to provide filtered drinking water for cooking and drinking.
NOURISHMENT: Fruit trees have been planted in the garden, as well as area which can be used for a vegetable patch. This provides the occupant the opportunity to grow and access their own
organic food, ready for preparation in the kitchen.
AIR: To achieve high levels of indoor air quality throughout, air purification and monitoring has been added to the main living area and externally, vented air extraction in the cooking area.
NATURE: During the creation process, we have included low maintenance, biodiverse natural environments. These include areas which help to sustain nature, e.g. insect boxes, and indoor planting areas as well as the use of natural materials such as.wooden feature walls.
SUSTAINABILITY:
The following sustainable practices have been incorporated into the kitchen to improve energy efficiency and the quality of life for occupants and surrounding wildlife. Some of the features include:
- Food and garden waste recycling
- Building efficiency and improved EPC energy rating via insulation
- Energy efficient appliances and lighting
-Boiler and intelligent heating systems
- Smart automated lighting
MIND:
Smart lighting systems enable the filtering of ‘junk’ blue light; improving sleep and mood. Voice
activated controls and smart heating system offers ease of use and comfort.

The location of each property has been specifically selected with a focus on well-established, highly desirable locations to ensure that each new home created, will be a worthwhile investment for years to come.
Built in the picturesque Christchurch area, this approx. 2000 sq ft property sits beside the River Stour and St Catherine’s Hill Nature Reserve. This beautiful detached house contains three bedrooms with additional space available for a fourth. The property also features vaulted ceilings, a large heated swimming pool and a high-tech lighting and entertainment system.
Our vision for this property, was to create a harmonization between modern and natural. Blending modern and natural materials together, we aimed to create a property which was functional, stylish and well suited to modern living. A high tech lighting and entertainment system, paired with voice and sensor activated commands, provide comfort and convenience to all occupants. Alongside this theme, an emphasis was placed on capturing the beauty of nature. By placing carefully designed features, such as the pond and flourishing vegetable patch into the garden, wildlife is welcomed in, invoking a sense of peace and tranquillity.
Where possible, we tried to use natural materials, for example the oak floor running throughout the ground level, the cedar cladding used on the exterior of and the yellow Balau on the decking and framing the pool.

Proposed development of a mixed commercial and residential block taking place in 2024, converting a building comprised of 2 shops and 3 apartments into 7 flats and 2 shops.

It’s a well known fact that poorly constructed or designed buildings can have a detrimental effect on our health and well-being.
In recent years, there have been a number of initiatives introduced which focus on the construction of buildings which not only aim to avoid causing occupant sickness as well as improve and enhance the health and wellness of the occupants.
The issue for residential property builders is that LEED, well buildings, fitwell, BREEAM and others tend to focus on commercial buildings as opposed to one-off residential units. So what can be done?
Luckily there are a number of independent consultancies that can create bespoke fit-out guides which can then be used to incorporate features from the above-mentioned companies.
For this process, we teamed up with Orbis Advisory a London based consultancy that provides sustainability and wellness advisory services to create a sustainable fit-out guide and incorporated elements from the WellBuilding standards into our latest developments.
A sustainability Fit-Out Guide is a handbook used by companies during the process of redesigning or refurbishing property using environmentally friendly materials and practices.
The aim of Agora Homes fit-out guide, is to help us design and deliver responsible fit-outs that are conscious of the surrounding environment whilst also supporting the health and well-being of the property occupants.

Where possible, we tried to use natural materials, for example the oak floor running throughout the ground level, the cedar cladding used on the exterior of and the yellow Balau on the decking and framing the pool.
At Agora Homes we enjoy innovative and challenging projects. This plunge pool installation was a unique design, which integrated a plunge pool and pond. Aiming to achieve a sleek finish, we ensured that the pool cover and pump room were hidden underground and the access hatches were integrated into the design of the decking.
