New Project Announcement

We are converting a one-room apartment with one bathroom into a two-room apartment. In this new layout, one of the rooms will have an en-suite bathroom. Additionally, we are creating a new bathroom and designing an open kitchen that flows into the living room.

We have received technical drawings from structural engineer . Thanks to this, we can start removing the wall openings. Additionally, a beam will be installed to secure the ceiling where the previous contractor demolished the wall without providing support. It's fortunate that it didn't collapse earlier.
Please remember to obtain the documentation from the construction company.

We thought a beam was hidden behind it, which they should have installed by demolishing the wall. We discovered something like this since we're doing a full renovation here. Someone demolished the wall and didn't provide any reinforcement, and at this spot, there is a connection of floor beams. Fortunately, the next day, we had an appointment with a structural engineer, as we wanted to demolish one wall and move a door. As we suspected, someone did a sloppy job, and there is no documentation regarding the demolition of this wall.
It has been secured for now, and we await the calculations before commencing work.

We have received the keys for the new project. Following discussions about the potential uses of the building, we have decided to develop a two-storey HMO (House of Multiple Occupancy). The design will feature two studio flats on the first floor and two ensuite bedrooms on the ground floor shared with a communal kitchen. The works will include:

* A complete water and sewage installation
* Soundproofing between floors
* All new sanitaryware

As the ceiling had numerous cracks, we decided to install new drywall to ensure a proper finish and prevent any future issues.

The switch has been securely mounted to the walls, and the cables have been discreetly concealed within cable trays. Furthermore, the cables have been diligently secured with fire clips to ensure that they do not obstruct the emergency passage. Condition of Wiring Cables

If you’re moving into a new home, or you are renovating your current one, make sure you carry out visual checks on the electrics, specifically looking at the colour and condition of the wires.

If you have the previous colours, red, black and green earth (or bare earth – very dangerous!), we would recommend you have an electrician test to check the integrity of the cable as it could be more than 50 years old and unreliable.

You should also be looking at the condition of cables, as well as the sheathing of the cables. The average lifespan of electrical wiring is 30-40 years and will deteriorate over time, especially if your home uses one of the aged styles of cable sheathing, which are highlighted below.

3. Scope of Work
The scope of work will be detailed in the Contract. Any additional work or alterations requested by the Client after the Contract is signed may be subject to additional charges.
4. Payments
Payment terms will be outlined in the Contract. A deposit may be required before commencing work. Invoices for progress payments will be submitted as specified in the Contract.
5. Delays
Project House Group Ltd is committed to completing projects in a timely manner. However, unforeseen circumstances may cause delays. In such cases, Project House Group Ltd will notify the Client promptly and work to find a mutually agreeable solution.
6. Changes and Modifications
Any changes or modifications to the scope of work must be agreed upon in writing by both parties and may result in adjustments to the project timeline and cost.
7. Permits and Approvals
It is the responsibility of the Client to obtain any necessary permits or approvals for the project. Project House Group Ltd will provide assistance and guidance in this process as required.

8. Warranty
Project House Group Ltd warrants its work to be free from defects in materials and workmanship for a period of one year from the completion date, unless otherwise specified in the Contract. The warranty provided shall no longer be valid in the event wherein the client or any other entity undertakes any measures or initiatives aimed at aiding the projection. We will not install used materials or appliances.
9. Liability
Project House Group Ltd shall not be liable for any damages, losses, or injuries resulting from circumstances beyond our control, including but not limited to natural disasters, accidents, or third-party actions.
10. Termination
Either party may terminate the Contract in the event of a material breach by the other party. Termination must be communicated in writing.
11. Confidentiality
Both parties agree to keep all project-related information and documents confidential, and not to disclose such information to any third party without prior written consent.
12. Governing Law
This agreement shall be governed by the laws of England and Wales, and any disputes arising out of or in connection with this agreement shall be resolved through arbitration in accordance with the rules of England and Wales.
13. Entire Agreement
This document constitutes the entire agreement between the Client and Project House Group Ltd, superseding any prior agreements or understandings.
