New project in shawclogh rochdale. Here, we have removed a supporting wall. Installed a universal beam removed external and internal doorway. The plaster of the side wall because it was all lose. Moved water pipes . Fixed the main water supply as it had a bad connection. Started overboarding the ceilings. New first fixed electrics installed. Gas pile has been replaced to service the boiler and cooker for the new cooker when the client is ready to install their kitchen when we have plastered it all.
So this is the final look of our lime plastering. Two coats of super fine lime top coat form ty mar lime. The walls were made out of stone, and to get to the flat surface you see here. It took 3 base coats all put on between 72 and 144 hours apart to allow for drying. We also did lime pointing outside, removing all sand and cement to allow the building to function as it was designed to. The building was designed to allow moisture to travel through the fabric of itself.
So here is a follow-up on a post a few weeks ago. This is the lime plastering we started 3 weeks ago. Lime plaster is applied in several coats similar to Gypsum and sand and cement. However, the difference is that this product is completely breatherable. We must leave each coat to dry for at least 72 hours. What you can see here is the third coat that has been applied and floated, ready to have the top coats applied. These traditional methods are the best way to maintain older properties built in circa 1900 or before, especially on solid wall construction. These buildings were designed to be breatherable, letting moisture pass through the fabric of the building. Using sand and cement/Gypsum on these buildings are detrimental to them and course damp issues.
Here at Chinos Maintenance Ltd, we take pride in all the work we carry out. We carry them out to the highest standards . Have look over this yard conversion. Our customer is over the moon with it. When we started out, this yard was an uneven and unloved area. Now it is somewhere the customer can sit and chill with a barbecue or have a drink, whatever takes her fancy. If you have a project you are looking to undertake, we are more than happy to come have a look and give you advice on what can be achieved.
At Chinos Maintenance Ltd, we understand the importance of using the correct materials for the property type and era. This sandstone built property has been suffering from . The reason behind these problems is leaky gutters and the wrong materials on the walls. (Gypsum plaster). Period properties were built with . Lime is a breatherable product. The property is designed to allow moisture to travel through the very fabric of the building..
Sand and cement were not used in the construction of these buildings. (Portland cement was not around until post World War 2). Here, we have put on the scratch coat of lime ready for the next coat. Lime plastering is totally different from Gypsum. We have to wait for the lime to cure fully before we put another coat. This takes at least 3 days to cure, depending on the thickness of the coat applied. Lime products are extremely expensive and time-consuming to apply, however, using them in these situations will save you thousands in the long run on repair costs when the wrong materials are applied and cause interstitial damp as the moisture can't escape the building.
