July data just released by the Bank of England saw a pick-up in mortgage approvals to just shy of 62,000, the highest monthly rate since the Truss mini budget in September 2022.
This July mortgage data precedes the Bank of England's first interest rate cut in August but shows the building sentiment towards the housing market as mortgage rates moved down ahead of the Bank of England meeting.

The government has made clear its commitment to getting new homes built to address the housing crisis and surveys show that growing numbers of people are on-side with the idea of new developments.
But, it will be challenging. Only 114,000 new homes were built in the first half of 2024 in England and Wales, 11% fewer than the same period of 2022, according to DLUHC.
Indeed the NHBC, who log completions in a different way, suggest that the rate of new home delivery will need to more than double if we are to deliver 1.5 million homes over the next five years.

The long-awaited cut in the Bank of England base rate finally materialised on August 1st, signalling the Bank's confidence that inflationary pressures are slowly coming under control. This first cut since 2020 will be welcome news to homeowners with variable mortgage rates – or those considering a move. 📊

Today the Bank of England voted to reduce interest rates from 5.25% to 5%. Commenting on the decision, Kevin Shaw, our National Sales Managing Director, said:
"The reduction in interest rates announced by the Bank of England today is good news for the property industry and the millions of people wishing to move, remortgage or get onto the housing ladder after a period of uncertainty.
"LRG (our umbrella company) has seen positive trading in July, with sales figures strong and an increasing number of new applicants registering. Today’s decision is a strong indication that growth is here to stay.
"There’s lot of pent-up demand in the market after months of political uncertainty and today’s decision on rates is the starting pistol that we’ve been waiting for.
"After a good July, we look forward to an even better August and the likelihood, in many cases, of getting people into their new homes before Christmas."
