Pool Park was rebuilt by the William Bagot, 2nd Lord Bagot(1773–1856)) in 1826-29 to the designs of John Buckler, and assisted by local architect Benjamin Gummow. The family chose to live at Blithfield Hall in Staffordshire, often renting Pool Park to tenants. These included George Richards Elkington, a Birmingham electroplater, Robert Blezard, a Liverpool brewer, and Sir Ernest Tate, president of Tate and Lyle, sugar refiners.
William Bagot (1773-1856), the eldest son of 1st Baron Bagot and his second wife Elizabeth Louisa St. John. He died at his home in Blithfield, Staffordshire.
In the 17th century, the Salusbury estates were divided between two sons of William Salusbury, with Bachymbyd and Pool Park passing to his daughter, Jane, who married Sir Walter Bagot of Blithfield in 1670.
Lord Bagot never used Pool Park as a main residence, the house often tenanted. Its last tenant was Sir Ernest Tate who stayed for about twenty years.
It was sold in 1928, no doubt anticipating the purchase by the North Wales Counties Mental Hospital Committee, who were looking for an overflow for the Denbigh Mental Asylum. It wasn’t until 1937 that the hospital actually opened, but it would serve its purpose until 1989.
It was sold by the National Health Service (NHS) in 1992, but very little has happened to it since. In 2012, planning permission was submitted to turn it into a care village with 38 homes and 60 apartments. This came to nothing and the house has deteriorated since.

According to the estate agent, this property is perfect for further redevelopment, subject to planning permission, but requires major renovation.

Listed Building Consent
APPROVED CHESHIRE SCHEME

If you want to alter or extend a listed building in a way that affects its character or appearance as a building of special architectural or historic interest, or even demolish it, you must first apply for listed building consent from your local planning authority.

You should check first with your local authority Conservation Officer whether or not consent will be needed for what you plan to do.  You should also get an outline of what might be acceptable and find out whether ideas need to be adapted to make them more likely to succeed. This simple step could save a lot of time and money.

When the planning authority considers whether to grant or to refuse an application, it must give particular attention to the desirability of preserving the building, its setting and those features which make it special. These are the things you should think about when you are planning your proposed changes.

We recently worked with
and on this listed home in Cheshire.

As lead consultants we had open and honest discussions with planners and conservation and were able to achieve planning for the clients to alter and adapt their home to create a modern family kitchen/dining/living space with newer enlarged master suite.

Planning was approved first time and also dealt with any possible planning conditions during the process eliminating the need to go back to planning to discharge any conditions saving the client time and money...

It is 30 years since four terraced houses in the district of Kranichstein in Darmstadt, a city 20-odd miles south of Frankfurt, challenged everything we knew about the way buildings should be constructed.

The brainchild of the physicist Wolfgang Feist — developed in the Eighties from his idea of a “house without heating” — Passivhaus homes raised the bar for energy-efficient buildings and set off an evangelical global movement, which was governed by exacting standards and developed a cult-like status among its acolytes.

If you would like to know more than get in touch... We work with some great consultants to collaborate on design to achieve Passivhaus, such as Michael Foat CEng .foat including a new project we are working on in North Wales which is currently in design stage getting ready for planning early next year...

If you're interesting in buying a house to renovate, a chartered surveyor will be able to help, flagging up any potential issues that would have an effect on the sale. It's actually possible to arrange a survey before even putting in an offer on the property if the homeowner consents, but this is usually undertaken after an offer has been accepted. 

The surveyor will be able to carry out a building report which should highlight any areas of concern and give you an idea of any essential repairs that will be needed and what they might cost. You will be able to use the report to make a decision on whether to proceed with the transaction, or whether you may be able to barter money off the property based on the findings. 

A chartered surveyor will recommend further investigations if they suspect or detect:

infestation

subsidence or heave

Damp

drainage problems

A building report should reveal the construction methods that have been used in the house (sometimes these vary if the house has been extended over the years.) This information can then be used during the house renovation in order that any new materials and techniques used are appropriate.

Remember, most structural issues will have a solution. Whilst these may well mean you need to increase your budget, finding them early on will allow you to plan better for this.

Assessing Renovation Potential

Did you now we will attend a house viewing with potential clients to assess and advise which can assist clients on making that decision to purchase or not?

Not all renovation projects are going to be right for you. Usually this will be because of how much they will cost to modernise, or the sheer quantity of work that will need carrying out. 

To find out whether a house is worth buying to renovate and has the right potential, it pays to consider the following when viewing a property. Some of these can also be considered if you already own the home: 

What is the potential for renovating the property?

Is there space to extend, whether that's a rear or side extension, or converting a loft, basement or garage?

Look at neighbouring houses.. Have they been successful in getting planning permission for renovations similar to what you have in mind?

Is the house in the right location for you?

How much of the work will be structural versus surface level?

What are the ceiling prices for houses in the area? Will your renovations be able to add value to the property?
