Attending the Chichester & Bognor Regis Business Awards 2024 on Friday evening, Smith Simmons & Partners were proud to be involved in the innovation category of these awards. We were delighted to present the award to Sage House for their exemplary service in the field of providing best practice dementia care. Sage House went on to win overall business of the year which was much deserved for their help in improving the lives of people living with dementia and their families. Many congratulations to Sage House!

A big well done to our Principal Planner, Natalie, who is delighted to have been part of realising the dream of our clients by unlocking this pocket of history within the South Downs National Park through the conversion of an aircraft hangar to create an exceptional home and ancillary museum space; celebrating the life of the extraordinary ‘Flying Duchess’, Mary du Caurroy, 11th Duchess of Bedford (1865-1937).

Planning Approval 18.03.2024

We are thrilled to have gained planning consent for a design-led contemporary scheme comprising side and rear extensions to a locally listed property in Chichester.

Kerry Simmons, who led Smith Simmons & Partners planning team for the project, comments "this is a great example of where contemporary architecture works to enhance a beautiful, locally listed, home in a conservation area."

Our client's brief was to create additional high-quality living spaces within their existing family home together with a beautiful external appearance to enhance the property in the local context.

's proposal centers on providing both physical and visual connections from interior to exterior of the home to maximise enjoyment of the garden and internally improve the sense of space and light. The internal alterations continue at the first floor to create a principal bedroom suite with dressing room and ensuite bathroom.

Zoe’s personable nature and inquisitive mindset ensures no detail goes unnoticed, managing the day to day accounts whilst supporting the strategic growth of our multifaceted practice. Zoe has grown up locally and outside of work enjoys family time, walking their pet miniature wired Dachshund and paddleboarding.

Happy Bank holiday weekend everyone! What are your plans?

Smith Simmons & Partners working in collaboration with Open Design Studio are seeking the LPA’s advice at pre-app stage on whether our proposals would meet the tests of NPPF para 80 in terms of the design being of exception quality. Paragraph 80 requires design to be truly outstanding, reflecting the highest standards in architecture, intended to help raise standards of design more generally in rural areas; and to significantly enhance its immediate setting, and be sensitive to the defining characteristics of the local area.

Smith Simmons has been working closely with to produce an extensive refurbishment and reconfiguration of an existing dwelling to create a exemplary family home in Itchenor, West Sussex.

Starting with an existing building which offers the potential for tall and characterful internal spaces within the pitched roof form, the proposal seeks to balance the ‘living’ and ’sleeping’ accommodation in order to create four bedrooms, an carefully integrated kitchen, dining and living space. Furthermore, a discreet mezzanine will provide a special master bedroom ensuite within the existing building's roof volume.

The landscaping scheme responds to the new internal layout and the family’s current enjoyment of the property's south/south-western orientation for natural sunlight.

Meet Sarah Cobb

Sarah recently joined Smith Simmons as Business Development Coordinator.

Sarah has a deep and long-standing passion for all things people and property, whether it be architecture, interior design or renovation.

Before joining Smith Simmons Sarah worked with Seaward Properties which, in turn, grew from her role at Sims Williams. These roles followed on from a diverse career working within a local architectural practice, an estate agency and an independent home and lifestyle business.

Sarah’s time will be split between Smith Simmons & Partners office and Open Design Studio to support all business development activities.

Sarah is a self-confessed open book and a good talker, so you will be sure to get to know her.

Great to be back on site at one of our previous projects in Bosham.

Karo and the team have been working on achieving a planning permission for an extension at ground floor level to infill the existing gable projection to the northwest elevation, in response to our client’s desire to improve the relationship between the property and the wider site; maximising views of the South Downs to the north.

Steve will now take over to deliver the construction drawings and ensure that the contemporary flat roofed extension and high-quality materials all work to complement the finishes of the main house. The walls of the extension will be flint with brick quoining with grey powder coated aluminium windows, surrounds and fascia. The flat roof is detailed with a strong overhang to cast shade on the glazing below, providing a strong horizontal emphasis to the design. The flat roof was introduced to reduce massing and sit comfortably against the existing property.

We are looking forward to seeing construction begin.

Introducing Earnley Pavilion; a bespoke new residential project that Open Design Studio are currently working on in conjunction with planning support from Smith Simmons & Partners.

The design of this project has been driven by our client’s ambition to create a beautiful and high quality home inspired by mid-Century architecture, whilst paying careful attention to the geological context of the site.

Introducing Willow Barn; one of two selected ‘barn house’ projects that we are currently working on with Open Design Studio. The first, showcased here, is a new building to replace a former agricultural barn.

Exploring ‘barn house’ as a typology, we are seeking to convert a modern barn to an exemplary level, creating a high quality family home. The conversion will successfully reuse the industrial details of the existing barn, whilst being relatable to its natural surroundings.

The stunning South Downs Dark Skies Festival for 2023 will soon begin!

Running between Saturday 4 February until Friday 17 February, the festival will feature a host of events including nocturnal wildlife walks and our stargazing parties.
