Finished a PD feasibility in South London this week for a long standing client!

We are proposing the lower 2 floors of a former office building to deliver 8 one and two bedroom residential apartments ❤️

So a very disappointing refusal on our 5 house scheme in Paddock Wood last week.

The sole reason for the refusal being sight lines not being 100% achievable on an existing access road, serving a light industrial site and other adjacent businesses.

The site previously proposed 3/4 bed houses of 1,200sqft. It will now deliver 3 x 5 bed detached houses circa 2,000sqft

The reduction in unit numbers reduces the vehicle movements be 40% and below the existing use.

Given the access has not any associated accidents we are hopeful this will be approved. And KCC highways will have a more real world view of the proposals 🩷

A site in east London with a negative planning history this week. Hopefully we can convince the planning department that our approach has addressed previous issues!!

Although modern the design has made reference to its neighbours in terms of the proportions, materials and features.

These include a traditional material palette of slate and stock brickwork to express features like the modern interpretation of a projecting bay evident on the adjacent Victorian terraced houses

A nice residential instruction for stage 1-2 finished today. Looking forward for stage 3 to follow!

Our scheme is designed to respond with the adjacent staggered building lines on the road.

Working with the construction of the existing 1,600sqft 4 bedroom 1 bathroom house, we're planning proposed side and rear extensions over ground and first floors.

This will take the property up to an impressive 3,100sqft 5 bedroom 3 bathroom house.

Revisited a finished project for a single storey side return extension this week.

A typical Victorian house! Client was fantastic and has ended up with her dream kitchen, a family focused open plan space❤️

It provides just a single impressive flat on each floor, looking across the square opposite.

Sterling Mansions a grand mansion block on Leman Street. It forms an historical element of a modern development of approximately 1k apartments at Goodman Fields E1.

The development consists of 13 buildings in total over 4 blocks. We are dealing with the south west block for a key client.

Exciting project to be involved in with a demanding timescale brief and client.

Nice new instruction on a beautiful Victorian villa in Beckenham this week.

The clients want to retain as much of the original character of the property with a modest single storey side/rear extension.

Principaly this is to resolve the internal layout for their needs rather then just adding space.

So some changes to our layout, we have now split the semi detached houses into 2 detached dwellings addressing concerns about perceived privacy, redesign all now completed.

The site will deliver a total 5 x 3 and 4 bed houses.

Fingers crossed for a positive result in a few weeks time 🩷

Nearly completed a house in New Cross south London we achieved consent for last year

Internally the house will comprise a large, modern open plan kitchen, dining, living room with access to the private garden via bi-folding doors. Additionally, there is a generously sized study and downstairs WC/ cloakroom. The first floor has 2 large double bedrooms and a family bathroom.

The temptation to start to play around with the internal layout has proven too much and I’ve revised the entrance hall and feature stair and various other tweaks!

Should hopefully be living in it sometime next year if all goes according to plan!!

A delegated approval earlier this week for my new family home and some associated development within the grounds of Highlands Oldfield Road Bickley

The revised scheme removed 60% of the frontage development. This greatly improves the relationship to the street and views of the existing building as a result.

Exciting times ahead. Can’t wait to see it being constructed 💙

A recent new appointment for the owner of one these townhouses. I was involved early on in the planning process some years ago.

The rear Garden is at first floor level, the void beneath the deck was used as a builders lockup during construction. The intention is to create a playroom with structural glass set into the terrace above.

Formerly the site of a single 3-bedroom bungalow in Chislehurst. Planning was achieved for 2 new build townhouses of approximately 5,000 sq. ft.

The properties were designed in a Georgian style at the request of the private developer and achieved sales values of circa £2m each

The revised concept scheme removes the bigger block and replaces it with the smaller block previously on the left. This greatly improves the relationship to the street and views of the existing building as a result as the site is now being opened up to the street scene.

The positive is my house out the back had no adverse comments! Hopefully a positive result maybe sometime this year.
