With a median price tag of £1.35m, this year’s Championship runner-up, with a prize of £1.4m, would be able to afford one.

Homes with tennis courts can be found in every region across the UK but they are most popular in the South East (37%), East of England (14%) and London (14%). Tennis courts attract a higher premium than other features.

Around half of HMO (house in multiple occupation) landlords surveyed said that they use their property or portfolio as their sole source of income.

Despite the challenges of managing HMOs, the survey revealed that nearly half of the properties were self-managed by landlords.

The most common HMO portfolio size was the smallest, with 34% having between 4-10 properties.

Despite proposed rental reforms and local authority licensing schemes, confidence in HMOs remains strong, with the housing shortage driving demand for well managed house shares.

With inflation falling to just 2.3% and the base rate widely expected to be cut soon, 64% of agents say buyer confidence is significantly or slightly improved compared to three months ago.

Almost half of agents say that sales listings have increased. As more sellers return to the market, the number of homes for sale has reached an eight-year high. Despite the rise in confidence, the rate of withdrawals has remained the same over the past three months.

As the rental market heads into its typically busier summer season and properties get snapped up quicker, 41% of agents report lower stock levels.

The average asking price of homes being listed for sale on Rightmove has climbed by 0.8% in the last month, to a new high of £375,131.

The top-of-the-ladder sector is driving price growth, with 4-bed detached and 5+-bed properties increasing 1.6% in the last month, ascending higher than the first-time buyer and second stepper segments.

A spring pick-up in the property market combined with pent-up demand is resulting in upwards pressure on prices. May is typically a strong month for price growth, with new price records set in May in 12 of the past 22 years.

However, the market remains price sensitive, with 62% of offers currently being accepted at up to 5% below asking price, with a further 20% slipping to more than 5% below.

Cornwall has been ranked as the top hotspot in the UK for second homes, with 9,425 currently located there. Kensington and Chelsea came second with 5,355, and Westminster third with 4,390.

Kensington and Chelsea tops the charts for the highest total value of second homes at £6bn, followed by Westminster (£4.2bn) and Cornwall (£3.1bn).

Despite flats making up 42% of all second homes, detached houses hold the greatest market value, with £15.9bn.

Only 24% of second homes are used solely for that purpose, with the vast majority (69%) rented out. Second home ownership is a contentious subject in some areas, but supporters point out the contribution visitors make to these local economies.
