We completed this striking looking building, designed by architects Roberts Limbrick in 2017.

Our project works at Swindon Health Centre included SFS infill framing, Aquarian Cladding Systems Ltd Gebrik system, EH Smith's Keratwin K20 Terracotta system and aluminium copings.

*** CLADDING REMEDIATION ***

Work is progressing well at our 7-storey residential re-cladding project in Barking. We’ve been working top down and are now down to floor 4.

All previous combustible insulation and render has been stripped off and is being replaced with a fully compliant render system (complete with insulation) sourced from alsecco UK
A lot of preparation work and design and engineering has gone into making the buildings substructure compatible with the new render system.

An important part of our package was to also make the balconies and penthouse terraces fire-safe and compliant. The previous timber decking and side panels have been stripped out and replaced with non combustible, powder coated aluminium, supplied by AliDeck

We, and our client Oander are really pleased with the high quality finish we have been able to achieve to date.

CLADDING REMEDIATOR FINED £240K FOR LEAVING COMBUSTIBLE CLADDING ON BALCONIES

After the industry became awash with companies setting up to capitalise on the tragedy. Sadly, this case is a stark warning to clients looking for a to remediate their building and potentially not doing adequate due diligence.

Taking a brief look back on one of our projects.

This one (Sparkford Road) is situated in the heart of the University of Winchester’s Campus, consisting of 90 individual studio dwellings over 4 storeys.

This was a particularly interesting project as the student rooms or 'pods' were manufactured and needed to be craned into position before the building could be clad.

T&T Facades provided a full façade package for client Stelling Properties consisting of the design, supply and installation of timber cladding in Siberian Larch and brick slip, plus associated flashings.

Prosecutions for the delayed removal of combustible cladding have begun!

Newham Council in London has successfully taken a building owner in it's borough to court for what they believe were inexcusable delays in the removal of dangerous cladding.

Mayor of Newham, Rokhsana Fiaz OBE, is reported as saying: “Through our Newham Cladding Action campaign to protect the rights of residents in our borough, we have zero tolerance for owners of buildings delaying essential life-saving fire safety work".

*** PROJECT PROGRESS ***

A great progress and planning meeting on site recently with our client CBRE and consultants at another of our cladding remediation projects.

This North London project is an 8 storey accommodation block made up of 95 properties, a mix of privately owned and social housing.

T&T Facades is contracted to remove the existing combustible materials which includes ACM cladding and install new, compliant cladding.

We all got our on again last Friday in the name of ! Paul and Pru would have been proud!! As well as gorging ourselves on cakes and savouries, we also raised money for Macmillan Cancer Support Good job team!

*** CLADDING REMEDIATION ***

Work is progressing well in Barking, Essex where we are re-cladding a 7-storey accommodation residence for clients, Barking Central Management Company and Oander, which is benefitting from the government Building Safety Fund.

T&T Facades is contracted to remove the combustible render system and design and install a new, compliant direct fix mineral render system supplied by Alsecco

We're currently working top down, applying the final render top coat and replacing the decking and side panels to balconies as we go.

It's been an interesting and challenging project so far, not least because the incumbent substructure was both inadequate and incompatible with the new render cladding system! Plus the residents have been in situ the whole time creating a very different working dynamic. Thankfully, our highly skilled in-house design team and RLO (resident liaison officer) have expertly found solutions to anything thrown their way and managed communication throughout.

The building is still shrouded in protective netting so we will report back and post some before and after photos when complete!

As students start to head back to their Uni digs, we take a look back at one of our many projects.

In the heart of city centre, Vincent's Place was a new build, 283 bed student accommodation block back in 2017 and it still looks as fresh today.

The striking, mixed colour designed by Architecture PLB, consisted of Metal Technology Ltd 435HI+ windows, System 17 curtain walling, AAquarian Cladding SystemsGebrik brickslip cladding and Rainscreen panels.

‘Cladding / Cladding Remediation – What You Need To Know’

REGULATIONS:
In the UK, there are several rules and standards in place to regulate the construction of buildings. In the cladding world we follow Building Regulations 2010, and when it comes to fire safety, Approved Document B.

On 1st December 2022 the government released amendments to Approved Document B which amongst many things, included a blanket ban on the use of any combustible product or material on the external walls of buildings.

At the time, a ‘grace period’ of 6 months was granted to avoid complying with the amendments, meaning you will have needed to make your building regulation application before that date and commence on site prior to 1st June 2023.

In truth, any reputable contractor was already avoiding the use of combustible material long before the amendments to Approved Document B were published, but for the rest, the grace period deadline is soon approaching. Beware!

We're going back to school this week to a major extension project in Dagenham, which at the time would make it the largest secondary in England.

This project's an oldie but goodie!

Working with client Knight Harwood, T&T Facades delivered a number of packages on this car park as part of a major of the town.

Our work included the design and installation of Trespa Meteon cladding to the main car park and stair cores, plus Rodeca systems polycarbonate cladding to the lift overruns as well as the installation of 12 projecting 'fins' which have a unique perforated “stags head” design incorporated.

A FIFTH OF DEVELOPERS FAIL TO SIGN REMEDIATION CONTRACT

With the deadline now passed (13th March 2023) for developers to sign the remediation contract, issued by the Department of Levelling Up, it has been revealed that a fifth of developers have failed to commit.

On the upside, almost 40 developers have made the pledge and signed the legally binding contract which is expected to raise c.£2bn to remediate buildings and reimburse tax payers.

Secretary of State for Levelling Up, Michael Gove has reportedly said:

“For those developers that have taken responsibility, today offers the chance for a reset, so we can get on and build more of the safe, decent and affordable homes we so desperately need.

To those developers that have failed to sign the contract without good reason, let me be very clear – we are coming after you".
