We don't know what we don't know and sometimes the perceived pain or hassle of moving Agent is enough for us to stay

I have taken a holistic approach to life for over 30 years now. I have studied and worked on myself because I love learning new things and if it can help other people also, thats a bonus.
I have worked within and still do to improve mindset and performance. This means I am always looking for ways to improve the skill set I need to achieve better results. With an 88% success rate in the arena it is a mix of using my instincts, using conventional process plus lots of time and effort for me and the team that work with me to get a property sold.
It isn't easy and I don't always get the sale. Other Agents wouldn't touch stale listings with a barge pole. I am not your every day Agent. So, if you want to take a fresh look at a listing you have had for a LONG time, I would be happy to have a chat.

Embarrassed your property is still not sold?
More and more property is sitting on the market for a longer period of time down to a number of factors.
1. That doesn't mean it wont sell.
2. There are things that can still be done.
3. Commuication with your Agent and vice versa is key.
If you have been on for months with little or no communication by your Agent they may have other priorities. Make sure you ask for the figures on Rightmove Plus / Zoopla for your property and ask them what they can do to create new interest.
If you don't ask nothing will change. If they can't help? You can make an informed choice on how to move forward. No matter how limited your demographic buyer is, there are options.

How your Property looks to others
When you look online at Rightmove and Zoopla for a home, what attracts you? Is it how the image makes you feel? If it isn't well presented does it attract you? Does it stand out compared to other properties?
A few things to consider and if you are not happy with your images speak up and tell your Agent before they go on line.
I engage with a professional photographer for images and videos/drone images rather than do them myself so that we know the client is getting the best pictures possible. I also get my clients to agree the images and wording that represents their property before anything is uploaded, so we are all singing from the same hymn book.
Most people look online before visiting even if they live in the local area so make sure you and your Agent give the best representation of your home to increase the chances of attracting more viewers and the best price.
That might sound logical however there are lots of examples where this is not done.

Blaming our Agent
Sometimes we think our Agent is not delivering our property sale after choosing them. Proof is in the pudding as they say and in some instances they could do more and in others they are doing their very best.
In this market it is important we keep on top of our property sale with inflation the way it has been, interest rates rising and the cost of living.
Some areas are selling slower than others and so when you select an Agent make sure you have an idea of the average timescale estimated for your property to sell from the very beginning.
As a result of current market conditions and specialising in stale property listings, more and more properties are going stale on the market.

Dream home becoming a Nightmare sell? - What is plan B?
John & Mandy couldn't wait to move into their new property full of excitement of what they could do with it and how it would be an amazing family home. With that they put their heart and soul, their excitement and creativity into it to make it look and feel magnificent!
They could see the hours and the money they had spent (although over budget) was worth it because they were so happy with the result. A few years on, baby number 3 comes along, and they need more space and want to move to a bigger property.
They know they have put everything into the house, and they have so many good memories, so are sad but can’t wait to see what they can get, as they know it is time to move.
They find the agent a well-known “brand” Agent, expensive but they know what they are doing and want to get the best return of their money.
Everything is good to go, and it goes on the Market. 4 weeks in there have been a couple of viewers nothing serious. 12 weeks in there has been another couple of viewers and a crazy low offer that they feel was nearly insulting!! 6 months in nothing is happening and the Agent tells them it is the market changes and there aren't many people looking for a house at the value they are looking for. 1 year later they have had a total of 20 viewers but one further offers a bit closer to what they wanted but not close enough. The couple are holding out for the price they want, they are not in any rush because they know how much they have put in.
What they are not considering is what it has cost them as Inflation has risen, interest rates have gone up, repairs now potentially needing done on the property or the energy and disappointment this has meant to them and their children. They didn’t get the holiday they had planned; they couldn’t give their daughter a bigger room for her to study from.
The additional intrinsic value lost as time passes becomes bigger and bigger and they can't move forward. They don't feel they have a choice because the news and the Agent hasve said the market is slower and they are still not budging on what they want as a price.

How to move Stale property after 6 months
Say your property has been on the market with a Top Agency brand and they haven't managed to sell it in 1 year, what can you do?
You don't know what you don't know, and you believe it is the market, it is a limited niche market you are selling in. Both of these things are factors and can or not, influence the timing of someone buying your property, however they are not the only factors.
So, I am going to stand out from the crowd and say this.
If your property is valued over £1m and it has not sold in 6 months, it is STALE. The likely hood is that you haven't had many viewings or offers and your Agent, whether they have an international presence or not don't have a strategy beyond what they do for a "every day normal properties" they sell.
With a 76% success rate, I am looking to sell your property in 3 months and if I can't, I reduce my fee. If I can't sell your property in 6 months, you are free to leave without penalty fees or time impeachments.
The right buyer is out there, it just needs a bit more exposure, energy, and effort to find them.
