We have just had confirmation of another of our clients first house purchase and received this photograph.

It took our clients two years to find and agree on a purchase in a crazy market. They had their mortgage agreed in a period of interest rate turbulence and we kept track on their mortgage product, making sure they had the best possible solution available.

The clients accepted our recommended solicitors, so that helped with continuity throughout the process and they have also been sensible and taken our wider advice insuring their mortgage against the uncertainties in life.

We work from home most of the time and one downside is that lender’s reps don’t pop by and drop of pens so often. Have had to resort to this today.

The ink on this mortgage offer is just dry. The application was made more complicated because of a second residential property (with a mortgage) that is remaining. Really pleased and clients should be in their new home for Christmas!

This was another challenging case, the lender recommended by the previous adviser declined the transaction after a long wait, jeopardising not just our clients purchase but the whole chain. The previous lender was a specialist company, recommended because of historic issues with the client. We saw grounds to approach the clients current mortgage company who agreed that there were good reasons to support the new application. Our clients new offer was issued within 10 days from a top 5 mortgage company on terms that will save the client hundreds of pounds each month, thousands of pounds over the term of the mortgage.

Sometimes it is necessary not to go to the obvious and we explore all avenues to get the best terms that we can achieve.

This was a challenging situation, the property was unusual, we needed a generous income multiple. We had to extend the offer as the completion was delayed and then the lender erroneously withdrew the offer, which of course we corrected. We were kept busy, but, we always tried to keep our client informed and always worked hard to push forward. We are particularly proud of the positive outcome for this client. Nice to feel appreciated at the end, too!
