Thoughts on spiral staircases??
Personally I don’t think they’re practical or safe… 🥴🫣
I’d look to take out the wall into the kitchen and straighten the stairs against the wall…✅
And move the kitchen into the living/dining room.. ✅
I’d also therefore put a downstairs toilet in the old kitchen area.. ✅
Any other suggestions? 🤔

Viewed some really promising projects this week 🤩…. And we’re getting close to committing to an offer on one 🤞🏼
Ensuring we are doing our due diligence on:
✅ current EPC rating
✅ land registry details
✅ cost of works to bring up EPC and desirability
✅ checking planning portal for any previous works or applications
✅ checking flood risk
✅ true end value through speaking to local agents
✅ considering the current market
✅ availability of financing
Anything we’ve missed? 🤔
Once we are certain and comfortable with all of these we will place our offer with certainty that we can progress with speed 🤩

Do you hate doing your year end accounts? 🫣
I used to dread getting my head around what had happened the year before….🤯
So last year I refined my processes and all areas of my spreadsheets… ⭐️
bank accounts, savings accounts, credit card accounts. Mileage etc….. 😅
I reconcile each one weekly… ✅
which takes me about 30 minutes ….🤩
These 30 minutes a week has probably saved me three times or more this amount of time in trying to remember why transactions were made or what mileage I should be claiming 🥴🎉
And has meant that I have now been able to give the accountants everything they need for my self assessment a week after the end of the tax year 🤩🎉
Just two weeks on a busy market and a tenant has applied 💻…. Passed the necessary checks ✅….. and paid the deposit 💸
This previously neglected property will now provide a safe and comfortable home 😍

Why do maintenance issues always happen on bank holiday weekends 🤷🏼♀️🥴
So the weekend started with a call Thursday afternoon from our handyman who had been to our HMO a couple of times to investigate a smell of burning 😬 from one of the bathrooms 🤔
Turns out it was actually the switch that burnt out so we needed an electrician 😳the end of the during half term and just before the 4 day weekend 😱
Normal electrician… not answering 🫣
Second electrician couldn’t go Thursday but could go Friday 🤨
Third electrician (referral from second🙃) could go after 5 🎉
Pleased to say he did a great Job and all fixed and working ..phew 😅…
However the electrician pointed out one of the shower switches was down on the fuse board… not the one he had worked on… 🤔
So then we were confused 🫤 … was it always down had someone else switched that one off…. 🤷🏼♀️
Turned out the handyman had switched off thinking it was the problem shower switch 🙃 even though that would’ve naturally tripped 🥴🫣… got there in the end 😂
Easter Sunday… tenants asking why the heating isn’t working 😫
Checked our Hive app and the thermostat batteries had run out 🥺
Talked the tenants through how to change them… luckily they had some spare … all up and running again 🎉😅

This one bedroom flat in Bedford Road is now available to rent 🎉💃🏼
This was sourced through Cito Cimo Group last September and completed in October 🗓️
It took me a bit of time to agree on the builder which is a lesson learnt to make a decision sooner! 😬 Agreed Trish Crooks as project manager as I’m a little bit remote 🥴😂
Refurbishment started end of January 👍🏼 and finished mid March 🤩
As you can see we swapped the living room and bedroom to make the most of the space.. really pleased with the finished product… 😍 what do you think? 🤔

I have been trading as DJB Property Investments which some of you may know me by, but last year I decided to rebrand my business to reflect what I do and offer as a property developer and investor.
I have been working closely with the lovely Miranda 🥰 Kerb Appeal Property Branding who has helped to create this beautiful branding, website and investor brochures in line with my vision for Yellow Turtle Homes. We wanted to create a professional but friendly feel to the brand and its touchpoint. 😍
I have been property developing over the past few years and this year it will become my full time job having left local government after 20 years. A huge leap, but one which I am looking forward to embracing and bringing on new challenges and rewards. 🤩

Completed on our flip yesterday🥳
However it’s not as positive or easy as it sounds 🙈
🌟Purchased as a BTL through a sourcer with a refurb estimate at £11k ✅
🌟Delayed personal visit to the property which then highlighted there was more to do than portrayed 🤨
🌟Negotiated a reduction of £2500 but this was no where near enough for the amount of additional works needed 🙈
🌟Too desperate to just have a “deal” so continued 🤷🏼♀️
🌟once completed had to find a new builder 🛠🪜
🌟Builder quotes now in at £26k 🤯
🌟Chose a builder who could start soonest ✅
🌟Later found out they actually couldn’t start then so had got subbies in that weren’t at the same standard 💩
🌟This led to works having to be re-done so actually took longer 😡
🌟Too much money would’ve been left in the deal for the rent achievable 📉
🌟Put up for sale at the GDV of the lower refurb proposal 🤔
🌟offer received after a couple of weeks ✅
🌟Agreed completion date….my solicitor saying he was waiting for a settlement figure from the lender…💰
🌟Day of exchange and completion… settlement figure still not received… 😬and solicitor realises my signed transfer form hasn’t arrived in the post 😲🤯
🌟Scan completed form over … and put in tracked post so funds can be transferred to me today😅
😩….All that for £5k profit….😩

Wednesday - a lovely trip to the theatre with Jade to watch Pretty Woman… 💃🏼started by a meal and finished with a walk through Covent Garden… where Christmas seems to have arrived 🎄🙈
Thursday - Q&A Session with with more golden nuggets of information 🤩
Friday - confirming completion day with the solicitor ✅🙏🏼
Writing my DTV letters for posting to some great properties spotted 👀 🤞🏼…

Feeling inspired this week after spending time with the amazing community at the weekend 🤩😍
We’ve been quiet on social media for a few months after moving home…. 🏡
This wasn’t just the time it takes to pack and unpack but it’s then the overwhelm of catching up and getting back into our routine 🤔😟
However after and sharing their wisdom with some of the community on Saturday…🥰 we are now resetting our routines and time blocking and reviewing to make sure we are focusing on the important things that will achieve our goals ✅

Here’s to a productive Quarter 4 💪🏼🤩….
This was definitely one of the ugliest bathrooms I’ve seen 🙈🏚
We removed the water tank and gave some space back to the bedroom behind but the real lessons from this bathroom were:
⚠️ Make sure the plumber doesn’t put in a cloakroom sized towel radiator in a large family bathroom 🤷🏼♀️❎
⚠️ Check the tiles to make sure they feel flat… with ours you could tell it wasn’t great from the ceiling line… or they’ll have to re-do them 😮❎
⚠️ Be 💯 specific about the grout colour as again it is apparently subjective (although our previous builders seemed to understand)🤦🏼♀️❎
⚠️ Run the taps and shower before everything is sealed up and the flooring is laid…. You may find there’s a leak 🤨❎
⚠️ When the LVT flooring is laid ensure they have swept first and you can’t feel any bumps under the flooring… there may be a random screw 👀❎
⚠️ Have written on your spec the exact bath, shower sink and toilet units you expecting.. otherwise you may not get the sink vanity unit that was originally discussed 😡❎
I thought I would explain why we are giving our lessons learned this week on our latest project 🔨🏠
One of the chapters in this great book “13 things mentally strong people don’t do”(thanks for the recommendation ) is around failure..
It started with a great quote from Robert Kiyosaki….
⭐️ Failure is part of the process of success ⭐️
⭐️ People who avoid failure also avoid success ⭐️
On each project there have been failures…
The important thing is we:
✅ find solutions to them
✅ don’t let them define us
✅ don’t repeat them by learning from them
✅ acknowledge that we’re one failure closer to success
Don’t get me wrong I’d rather we didn’t have them… but we know that’s not realistic as there are so many things that aren’t in our control 🤷🏼♀️
So we focus on what we can control and make sure we have done our research, numbers, due diligence 💪🏼
So we hope that the last couple days of lessons learned will help others to be aware of what to look for 👀 🏠✅..
So today we are looking at lessons learned in the living/dining room 🏚➡️🏠..
⚠️ Ensure you check inside any cupboards to make sure the trades haven’t left any of their packaging and mess inside ❎
⚠️ Work with the builder from the beginning to ensure the radiators and USB sockets are in the correct places with thinking about how the room will be lived in ✅
⚠️ When any vents need to be fitted on old chimneys ensure the vent is the right way up 🤦🏼♀️❎
⚠️ Check around door hinges to ensure fitted and finished properly so there aren’t any bare bits of wood ❎
⚠️ If new cupboard doors are fitted make sure the hinges are on the right side of the door 🤦🏼♀️ ❎
⚠️ Check all doors open and close okay once the flooring is fitted. ❎
⚠️ If you have any built in cupboards get the same flooring put in them as there is in the room ❎
