Project Malham (almost complete):
5 Bed, Two Hot Tubs, Meditation Room, Two kitchens and a view to die for 😍
The last two weeks have been pretty exhausting, we’ve set up a 5 bed property in just over 2 weeks. I can’t count how many shopping trolleys full of stuff we’ve bought. It’s been a whirlwind and with a 5 month old too!
We have welcomed our first guests this week, it’s nice to see it come together 😍

Our house in Malham is bookable as a whole place (5-bed) or as a 1-bed or 4-bed. As such, we have two hot tubs to accommodate ☺️

But what if I told you that to get started in property investing you could find everyone you need in a single room…
Would you believe me?
A few years ago Natalie and I started going to property investor network meetings in Leeds (pin for short).
There we met the host, David Dixon, and through his help and advice, we bought a new property using investor finance, keeping our flat as a buy to let.
We then used finance to extend and renovate the home, refinancing it to pay that finance back, giving ourselves an upgraded home and a buy to let property.
We have also met numerous people who have helped us with planning, legals, finding good tradesmen, overcoming issues and also moving forward.
We’ve found people to help advise on our journey of building successful holiday lets and soon we may have something exciting to share…
It’s also given us the knowledge to maximise our current portfolio as well.

Planning permission for change of use has been secured on this large garage.
We’re working with the landlord to turn this into a beautiful one bed property with parking and a garden.
It’s in the beautiful countryside, perfect for walkers and bikers.
First stop - cleaning the place out so we can begin the utilities work 👏

INTERIOR design tips for an SA property that stands out:
👩🍳 Use bold but complementing colours, this beautiful punch kitchen paired with the green wall & woodwork stands out on a listing vs other properties in the area. You can get a cheapish kitchen and spruce it up with design led k***s or handles.
🪞 Large mirrors can add drama to a room & make it feel much bigger, if you’re on a budget, you can paint a rectangle on a wall & use small square mirrors, these can be picked up for a couple of quid.
🛋️ Choose a sofa that’s not only beautiful but practical too, style it with a mix of cushions that add character to the property
💡 Lighting - do not underestimate it! A well thought out scheme does not forget about the lighting, wall sconces or shades can pull together the room colour theme
🛋️ Rugs! Centre a room with a large rug, if you have wood or laminate flooring, it’s a great way to soften and warm a room, it’s also much better to clean than a carpet.

A lot happened last year so we think It’s about time we share who we are and why we’re here.
We’re Natalie & Jonny, we live with our two nearly 2 year old labs who were from our own litter, Pepper & Cloud. Most recently we added to our family with little baby Baillie who has just hit 4 months.
We live in Leeds and have done so for quite a few years. We love the countryside, travelling and keeping fit and healthy in the gym or through different sports/ outdoor activities.
In terms of our lifestyle, we like to be flexy and freeee with nobody telling us what to do 😂 so Jonny runs his health and fitness business and I have my own interior business .
We quite quickly realised that we needed a little more stability for our future and without going out and working a 9-5, we started to look into property.
This is how Feature Properties was born, together we have 5 properties, some single lets, some HMO’s and a development project we are coming to the end of.
Jonny is on the team at the Leeds PIN.
We want to combine our passion for health and wellness and the countryside, with my love for interior style to run health and wellness serviced accommodation in the Yorkshire countryside. Offering companies and holiday makers a chance to unwind and reset as life can get a little hectic and overwhelming at times.

The people who say ‘outsource’ the work and ‘leverage’ their time surely ain’t struggled to find the tradesmen & weren’t on a tight budget 🤪
In all seriousness, it would have been good to get our recent projects kitchen a hand painted wood finish done by a professional company but we had to do this quickly and on a budget, plus this is our first major renovation, we just didn’t have the luxury.
For a fifth of the price we will be installing a Farrow & Ball hand painted solid wood kitchen with high tech appliances (branded range cooker, quartz worktops, wine fridge, Belfast sink, larder, integrated fridge freezer, hot water tap and island PLUS a fully equipped utility room)
It’s taken us a few days (probably 3 in total) to paint them all but it’s going to look 😍😍😍
Used: Treron for the kitchen & Selvedge for the utility plus wood primer mid tones
We have a painter coming on Monday to blast through as much of the house as possible to save our poor little arms 😂😂😂 then the rest is up to us.
Master Bathroom 😍
At our Calverley project, we’ve selected a neutral palette for a homely, warm feeling.
This property will eventually be put on the market for sale so we wanted it to be interior led but not polarising.
We have yet to reveal the en-suite which is a little more sexy & luxurious however for the family bathroom we have gone for:
1. High quality polished brassware [square shaped] to match the bath, toilet & sink
2. Porcelain flooring bianca, mostly white with a warm brown tone coming through, looks very much like real stone but with a much better price tag!
3. Porcelain off white square rustic tiles matte finish, these were sooo hard to find but will be beautiful when they’re up. They replicate a marble finish to really showcase the gold brassware.
4. Farrow & Ball elephants breath for the walls to add a little depth to the room & to tone with the flooring
5. Farrow & Ball Charleston grey for the bath panel, a beautiful contrast to the tiles & much more practical re dirt etc

New layout for the upstairs incoming!!
Gone is the old water tank, the old boiler, the useless cupboards there and the old bathroom.
This is now a corridor leading into the new bathroom and the new en-suite bedroom (which is in the extension).
The 3rd bedroom will now extend into the old bathroom, making that now a double bedroom rather than a single/home office.
It’s coming along 😍

Yorkshire Stone 😍
We’re making great progress (touch wood) with our recent project in Leeds. We are now in month 2 and have the extension first floor walls in, plus one patio.
We’ve made a real effort to ensure the house extension is matched to the old house, this week our builders have been busy laying the Yorkshire stone, well it’s called something else but it’s from our local Halifax quarry so technically it is from Yorkshire!
We love it! Now that we’re heading into the summer months, things are moving a little quicker.
Next step second floor & scoping our interior themes!

We’ve had our offer accepted on this beauty of a project, currently a 5 bed house with a 1 bed annexe, off str**t parking, in a cute village with an artisan bakery & a little hideaway tranquil garden.
Plans to turn this into a 7 bed, 4 bath luxury health and wellness property, it’s in a lovely condition already as you can see from the kitchen so it will be a light refurb, a lick of our favourite paint and some gorgeous furniture pieces. Then to add our additional health & wellness unique touches.

A wet and muddy day but the digging work continues.
Most of the work of building comes into digging for the foundations.
And we’re now on our 3rd skip after day 3 - that’s where all the money goes 😂
We’ve learned a lot of lessons getting this job through planning, dealing with Yorkshire water and budgeting for the work.

A productive first day where our flagstones are all nearly up where the main extension is going.
Around the side where our new drive will be we’ve had the hedge trimmed and the main hedges removed ready for the flags to be dug up tomorrow!
