This weeks lessons learned ........ 🏡🏡

We were looking to re-mortgage a mid-terrace house, 3 bed, fully refurbished with a new kitchen and bathroom. We had evidence of 2 sold comparables of 140-145k, within 1/2 mile and within the last 6 months. With this particular property it was more important for us to get a high end valuation to get as much money back out from the re-mortgage as possible. The company, working for the mortgage provider, valued it at 125k, and refused to change their minds despit our clear evidence!!!! This did not make any sense to us so we took the slight risk, paid the valuation fees again and got a second opinion.

The results = 20k difference in end valuations!!!!! Valued at the higher end of comparables at 145k😊

Lesson ...... Don't take the first valuation as gospel. It's worth spending the extra valuation fee to ensure you get what you know it's worth and why you entered into the purchase in the first place.
Know your exit strategy and make it happen 👍👍

Last week was 'pay day' for a lovely investor. She replied with this gorgeous email (direct quote). So pleased to be helping others through property .🏡🏤🏦

Another project nearing completion. A few loose ends and snags to finish off and this will be ready to rent very soon.

This terraced property was sourced directly to vendor off market and is actually on the same street from one of our other properties which was refurb’d last year. The vendor saw our sign in the window and made contact. Brilliant.

They wanted to sell to someone who who would look after the property which had been in the family for years and provide a wonderful new home to someone. I think we’ve delivered on both fronts there.

We’ve also reconfigured slightly to add another bedroom and toilet. This will not only add value to the property and help us repay our investor on the project, but also add extra facilities and space which will appeal to families.

Looking forward to the finishing touches.

Reflecting on #2021 and what an epic year its been. Together with our family, friends, mentors, colleagues and investors we've achieved a lot.

Despite numerous challenges (Covid, Suez canal, materials shortages, price increases etc etc) we have made good progress and have hit most of our targets, coming up just one property short of our plan.

We've worked on some great refurb projects, secured some great properties in the pipeline for 2022, and continued to build and strengthen some great relationships with our network & power team.

We even won a small award in December to cap it all off. Very cool.

As we implement our 3 year strategic plan and it will be more of the same in the as we continue to build our portfolio and work with investors to deliver great returns.

Residential investment will continue to be at the core of our strategy with some larger and diversified projects thrown in for good measure. Fingers crossed.

Project Burlo

Day one - Rip out complete 👏

Project Marshfield is finally complete and a new tenant moved in yesterday.

This one has thrown up LOTS of "challenges" from builders having to isolate, not getting trades on time as soooo busy, radiators going up by 50%, shops running out of wood and plaster😲 to name only a few of the "challenges" this one has caused. Our builder calls them something else 😂😂😂.

That said, we have turned a rotton floored, poorly insulated, aged house into a lovely home for our tenant and her children. Plus we got a higher end valuation than we expected at first, which means we get all the money we put in back out🙌👏

I love my job 🥰🥰🥰🥰

Just found these origional Mortgage and Conveyancing documents from 1910 for Project Marshfield.

Guess how much mortgage the origional purchasers were given in 1910??????
