🔹 The lead up to a General Election typically creates uncertainty and a slowdown in the housing market. This year was no exception – although the impact was more muted as successive interest rate rises had already stifled demand.

🔹 In June, we asked agents for their views on confidence in the housing market and, at the time, 55% reported similar or lower levels than 3 months earlier. However, sales volume expectations for the next three months, have reached their most upbeat level since January 2022.

🔹 The greater political clarity, alongside the imminently expected Bank of England interest rate cut, should give added impetus to housing market confidence.

🔹 With peak rental season underway, homes to rent continue to be in high demand and are renting quickly. The median time on the market from listing to finding a renter is just 12 days meaning that over half of all homes are being rented in less than 2 weeks.

🔹 There’s a similar picture in all regions across the country but there are some properties renting even quicker than others. 1-bed flats are currently flying off the books most quickly in an average of 10 days, with 43% let in under a week.

🔹 This is likely to get even quicker over the next few weeks. In July and August last year, properties took just 10 days, on average, to rent.

🔹 Homes with tennis courts can be found in every region across the UK but they are most popular in the South East (37%), East of England (14%) and London (14%). Tennis courts attract a higher premium than other features.

🔹 Around half of HMO (house in multiple occupation) landlords surveyed said that they use their property or portfolio as their sole source of income.

🔹Despite the challenges of managing HMOs, the survey revealed that nearly half of the properties were self-managed by landlords.

🔹The most common HMO portfolio size was the smallest, with 34% having between 4-10 properties.

🔹Despite proposed rental reforms and local authority licensing schemes, confidence in HMOs remains strong, with the housing shortage driving demand for well managed house shares.

🔹 As the days have been getting longer and we enter the typically busiest time of year for the property market, the average time to sell has been getting shorter.

🔹 The average time to sell fell to 60 days in May, down from the highs of 78 days in January and the fourth consecutive monthly fall.

The franchisees of Martin & Co’s Rochdale branch have completed their first independent acquisition – less than a year after taking on the business.

Peter Mahoney and Craig Wicking became the new owners of the national sales and lettings agency’s Rochdale office in October 2023.

And they’ve already grown their inherited managed portfolio by 23% after acquiring independent agent Let’s Relocate, based in Chadderton, Oldham

Let’s Relocate was run by Marie Colson, who has decided to take early retirement.

Peter and Craig, meanwhile, purchased the Rochdale office from long-standing franchisee Phil Watson, who had been at the helm since 2006.

Peter said: “It’s been an incredibly busy but very exciting period since we completed the branch purchase and we’re extremely proud to have also completed this acquisition.

“We’re absolutely delighted to bring Marie’s long-standing landlords into Martin & Co and very thankful to Marie for her trust in us.”

Craig added: “We’re really looking forward to integrating the Let’s Relocate landlords into Martin & Co and we’re confident they’ll continue to enjoy the same high levels of service and professionalism they’re used to.

“Acquisitions are a major part of our growth strategy for the business, with The Property Franchise Group’s support, and we’ll certainly be looking for other opportunities moving forwards.”

Martin & Co Managing Director Ellie Hall said: “Peter and Craig have worked extremely hard since taking on the business last year and to have a first acquisition over the line so quickly is a fantastic achievement.”

🔹 Cycling is good for our health and wellbeing and, because it is one of the most sustainable modes of transport, it's good for the planet too. That's why we mark World Bicycle Day every June, to encourage more people to take to two wheels.

🔹 The number of people riding bikes shifted up a gear after the pandemic, as did the distances they covered. 8.5 million people cycled more than once a week in 2021, up from an average of 7.4 million in the period 2015 to 2019.

🔹 The UK Local Authority where cycling is most popular is Cambridge, where 50% of the population regularly travel by bike, followed by Oxford (35%), Isles of Scilly (30%), Hackney (28%), and Southwark (25%).
