Refurb's chugging along at a good rate.
We found the main cause of the damp 🥳.
The soil pipe was leaking underground and the clay bend was broken.
The benefits of doing a full refurb is you can get to the root cause of things and hopefully be maintenance free for a few years.
Kitchen is in ✅️
Bathroom nearly done 💪🏾. We tried pvc wall panels for the 1st time. I'll see how they are in person when I go to snag.
Lean-to wc being fitted out.
The refurb has been carrying on at a good pace 💨.
The house is now sealed with the new windows and door in 🪟🚪.
The lean-to has been insulated and boarded ready to be converted into a wc/utility 🚽.
Plumbing is going in.

Opening up doors⚒️ 🚪, blocking up others🧱, knocking down walls and building new ones.
We decided to open up the galley kitchen into the lounge and make it into a u-shaped kitchen.
We're converting the attached lean-to into a utility room/toilet🚽.
A small refurb has turned into a full hit.
Since this was bought with investor finance this mak3s sense as the changes should maximise the valuation at refinance🤑.
Capping off and re-pointing chimneys today.
The pots had to come down.
Anyone know any good uses for these?
Strip out has started on my latest purchase in L9.
Should be about an 8 week turnaround.
I could've done less work but for the difference in cost I decided it was worth doing the full hit to buy myself a maintenance free period.
Looking forward to see how this turns out.
Now to start the hunt for the next one!

I used private investor finance 💰🤑 for the 1st time to buy this lovely 3 bed in L9.
I had to buy cash after the mortgage lender said they wouldn't lend until certain works were done (💧damp as with every property in Liverpool!).
So I gave the vendor the option of having the works ⚒️done themselves or reducing the price for me to buy cash and do the works myself.
They chose the latter.
Now the hard work starts💪🏾....

Offer accepted!!
Just had a call to say my offer placed yesterday was accepted on a lovely 3 bed in L9.
There were lots of other offers and 15 more people due to view on Monday.
But I've bought from this agent before.
I've been quick and professional and always done what I've said I would.
The agent even told me that this was what won me the house.
So my main tips to get your offers accepted:
✅️have your alerts on so you can book to view early. If I'd missed the 1st viewing day it would've already been gone
✅️ send a local viewer round if you can't make it quickly enough
✅️do your analysis beforehand so you can offer quickly after viewing
✅️send your offer through by email attaching all your docs (ID, DIP, proof of funds). Show the agents you know what you're doing and that you'll be easy to work with
✅️always do what you say you will. Reputation gets you deals.
But don't worry. Liverpool fc always bring me back down to earth these days. Losing to Bournemouth. FFS!
Spotted on a viewing I did the other day.
I've seen stairlifts before but never seen an actual lift put into a house.
What would I even do with it? Is there a market for 2nd hand lifts?
Man I love my working from home 'property days'!
I get lots of time for self care.
And it's the 1 thing I dont mind spending time on because being in good health makes everything better.
Yesterday I did some:

🧘♂️ Meditation
💪🏾 kettlebell workout (lookup Simple and Sinister)
🤸♂️Mobility work
🥶 Cold shower (finally got to 2 minutes)
🚶♂️ Lovely walk in the sun after breaking my fast
🖥 Plenty of high value work
How did I get so much done?
It's all about planning out my day (ideally the day before) so I'm not wasting time deciding what to do and I can do things at the right times.
Breathing and meditation 1st thing. Then a stretch of deep work. Exercise and cold shower at midday that gave me energy for the afternoon.
I batched phone calls 📞 for my walk.
Then more work before picking my angels up from nursery.
Before I would've felt guilty not going to work but property has given me something even more valuable to be doing with my time.
And setting lofty goals has me working my ass off (in between the self care 😝).
Completions 6 and 7 of 8.
These 2 are both in L4. Both tenanted.
I went to visit 1 of them. Really nice couple in there who look after the house well. They've made the basement usable as a pantry and made a little smokers shelter in the yard.
The other I have yet to see in person.
But i was sent these by one of my existing letting agents who will continue to manage them. So there was no advantage for them not to be honest about the condition etc.
Also since both have basements I'm not expecting any structural issues.
So just 1 left in this batch of buying...

Completion 4 of 8.
I completed on this house a few days ago.
It's a nice 3 bed on a quiet 'Walk' in Fazakerley L10 which is a pedestrian only street.
This is the 1st of a portfolio of 4 that i'm purchasing from the same landlord.
Because i'm buying all 4 I managed to negotiate a discount.
It was brought to me by one of my letting agents, which just shows the importance of your network.
It also demonstrates the power of momentum. When you're active in the market (and are reliable and professional) opportunities come your way.
And yes, I am still buying even with all the doom and gloom in the air.
All 4 houses are tenanted, albeit under-rented, which is great as this isn't the best time of year to find good tenants.
Got on the tools while I was away last week 😂.
But in reality, one thing I love about investing remotely is that I'm not tempted to get involved in any of the building work.
I know if I was local, I couldn't help myself getting my hands dirty to save a few quid.
And I am pretty handy.
But that wouldn't be the best use of my time. And being remote forces me to leave it to the professionals.
No rest for the wicked....
Well actually some lovely rest being had here in Cancun! 😜
But also lots of work being done.
While I've been here i've:
👉🏻 agreed the purchase of a block of flats
👉🏽organised a gas safety cert
👉🏾done personal guarantees over zoom for 2 of my existing purchases
👉🏿read through 4 search reports
👉🏿gone 3 shades darker
All done through the computer in my pocket that I'm typing this on.
This is why I think property is such a great investment class to be in.
It's simple but it's not easy. You just need to keep taking the right actions and the momentum builds and the next actions become clear.

Thats the good news.
But I just got hit with the bad news...
My managing agent has found a rodent in one of my latest completions 🐀.
This could've been very stressful, but it just reinforces the importance of having a great power team 💪🏾.
My agent is on it and has proactively taken steps to address the issue.
Hopefully it's an easy fix.
I just see it as an opportunity to learn.
Every house is different and comes with different challenges. Relish then and enjoy the process!
Today is going to be mostly packing and filling forms for my next purchases (seriously why does property have so much paperwork?!)
Well I guess the holiday will relieve my annoyance some. 🇲🇽✈️

Went to check on my Anfiled SA.
Went to see a man about a block of flats.
Took my overnight oats from home but got no chance to eat them until 6pm on the train.
Unintentional 23 hour fast. Anyone else not get hungry when they're busy?

Look what we found in my latest completion.
Well i guess if you going to buy ex-cannabis farms then this kind of thing is to be expected.
Strangely it wasn't picked up by my surveyor 🧐. Maybe it was put in after the survey?
Obviously I'll get this put back as it should be although with electricity prices the way they are maybe it could stay 🤪.
(Joke- in case the law is reading).

It's on at £925pcm which is more than I was expecting.
But my agent for this tells me this is the right number so I'll go with them.
Also thanks to them for a really speedy turnaround on this one.
It only needed a little but of a tidy up which has been more my strategy over the last couple of years due to difficulty in finding builders and material costs.

Just completed on this house this morning.
This is a simple 2 bed in Walton L9.
I'll be testing out a different strategy for this one to get higher cashflow. A variant of serviced accommodation.
Completion 2 of 8 just happened! 🥳
(no 🔑 shot as I'm doing everything remotely. Great having trusted partners on the ground).
This house is in L6.
The plan is to let it to 2 sharers which the location lends itself well to.
It will give a higher return than a single let.
Also having 2 people paying means more security to the incoming rent. 👨👦👩👦
I always try and think about how to get the best out of my properties. This is where having a good local network really helps.
Only another 6 to go (unless I decide to offer on some more in the meantime 🤪).

It's a lot of house for only £1100 pcm.
It's bigger than my house!
And as my builder and letting agent tell me, 'it has good bones'.
Excited to get this one let. Apparently there's been a lot of viewings booked.
Damp patch screeded over. This should prevent any further ingress.
We also had to hack off some plaster on the affected walls make good.
I could've chosen to just skim the parts we took off but then the new plaster wouldnt have matched the rest of the textured wall.
So we did a bit extra and skimmed the whole arch.
There's always these little unexpected extras that come up during a return so I always put a 10% (probably better to put 15% in this market) contingency into my spreadsheet when assessing deals.
We're nearly done on this one. It'll be good to have it let out.
Rental valuation happening today ahead of marketing.
The last house if the 4 on the portfolio is this beauty 😍.
It's also in L10, 3 minutes walk from the previous one.
That's 3 in legals in L10. Told you I liked the area!
This one is the most under rent of the 4 and given the current mortgage rates 🤢, I'll have to move the rent up a bit.
But again the tenant has been in since 2012 and look at how beautifully she keeps the front lawn 🤩. So I'll be sensible on the increase here too.
House 3 from the portfolio being purchased is in Fazakerley L10.
I'm a big fan of this area.
Decent prices and a nice family area.
This has been tenanted since 2014.
The tenant (as with most tenants) doesn't seem to understand about ventilation to prevent mould 🙈.
But a reliable long term tenant is ideal for my needs so we'll try and keep them even though they're paying under market rent.
We'll work together to get it up to a point where both sides are happy.
