We've exchanged contracts this morning on an auction property we are selling. We've been tidying up before the Capital Gains Tax (CGT) hikes. We've sold a few, as we position ourselves for other things.
This property was purchased as a distressed asset 'off-market' and flipped at auction. It was purchased in 2020, has been rented and earning income, and just sold with an 89% capital gain. It was a cash purchase, so with leverage and the income factored in, the ROI would be substantial.
You can flip in any market, it's all about how well you buy. That's why astute investors avoid the retail market (estate agents, Rightmove, Zoopla) and buy genuine 'off-market' (beware the 'off-market illusion'), at auction or through receivers - wholesale.
