Escalating rental prices have tightened tenants’ finances, compelling them to investigate more budget-friendly alternatives in areas further from their preferred locations.



A deficiency in purpose-built student housing has led students to seek options in the private sector, contributing to the rise in rental rates.



Young individuals are extending their stays with their parents to accumulate savings for a down payment on a house, thus postponing the introduction of new renters into the market. Some even bypass renting entirely and choose to purchase a home.



Escalating rental costs and spiralling house prices have prolonged the duration required to save for a deposit. On average, it presently necessitates a decade to save for a deposit in the UK, causing an increasing number of first-time buyers in larger cities to be in their forties.

In order to minimise the likelihood of future disputes or complications, it’s advisable to thoroughly examine your tenancy agreement before you sign. This ensures that you fully comprehend your responsibilities, as well as any regulations and terms you must abide by.

Deposits
The tenancy agreement will additionally outline the specified deposit sum and the method of its safeguarding. In England and Wales, landlords have a legal responsibility to place tenants’ deposits within one of three government-endorsed deposit protection programs – the Deposit Protection Service, My Deposits, and the Tenancy Deposit Scheme.

Payment of Bills and Rent

Rishi Sunak plans to overhaul EPCs to reduce pressure on landlords. Looming eco-rules bar landlords from letting from 2028 without an EPC rating of C, but there are fears the deadline is unattainable and the EPC system flawed.

A Whitehall official said the system of energy performance certificates (EPC), which measure buildings’ energy efficiency, needed “fundamental reform”.

They told the FT that the government supported delaying a deadline for landlords in England and Wales to meet mandatory efficiency standards beyond the proposed date of April 2025.

The official said that the EPC system, which critics argue does not provide an accurate picture of a property’s energy performance, had been “designed as an informational tool to meet the requirement of EU membership” and therefore was ripe for reform.
