Q: Can you switch from a UK visit visa to another visa while in the UK?
A: Generally, it is not possible to switch from a UK visit visa to another visa category while you are in the UK. Visit visas are intended for temporary stays, such as tourism, visiting family or friends, or short business trips. If you wish to apply for a different type of visa, such as a work, study, or family visa, you will typically need to leave the UK and apply from your home country or a country where you have legal residence.
However, there are some exceptions and specific circumstances where switching visas within the UK might be allowed. For instance, switching to a family visa as a partner or parent may be possible under certain conditions.

As a commercial property tenant, your lease agreement likely includes a clause permitting you to assign your lease to a new tenant. To do this, you must find a suitable new tenant yourself. Your landlord will expect this new tenant to meet the same standards that were originally set for you, and their consent will typically be required to complete the assignment.
While your landlord cannot unreasonably withhold consent for the assignment, they are not obligated to approve it if the new tenant does not meet the contract's terms. Therefore, it is wise to be discerning about the tenant you select.
Your contract may also contain specific restrictions regarding when and if you can assign your lease. Common restrictions include prohibiting assignments for short-term leases or as the lease approaches its end.
Once the lease has been assigned, the assignee becomes the new tenant and will be responsible for fulfilling all the tenantβs obligations outlined in the lease.
