THROWBACK
Throwback Thursday to times when covid didn't exist and we worked in an office together *😮shock*
However covid actually helped us to leverage our time🕗.
The pandemic made us question our time and we decided to stop self managing our 181 tenancy portfolio and close our lettings agency! *Big decision 😮*
We handed the portfolio over to a national letting agent LRG - Leaders Romans Group to take care of along with some important target KPI's to keep them on their toes.
This is enabled us to have a huge amount of time freedom 🕖

I recently interviewed our maintenance man Michael who maintains our portfolio.
I asked him what his No1 call out was he said:
"At this time of year it is boilers going down"
All of our boilers have annual service and gas safety completed but that doesn't stop them packing in as soon as the cold bites at this time of year.
TIP: have a reliable plumber on hand that's happy to do out of hours call outs.

This was us explaining our 'Sausage Machine' which is a term we use for our end to end process from buying a property to paying off the mortgage.
We created a flow chart of steps from sourcing, buying, developing, renting and paying down the mortgage.
We then went to work turning the sausage machine which at the back end created HMO's to rent!
If you have business partners then creating the flow chart was a great way of discussing and agreeing on a set procedure.
I found that the process of creating the flow chart ironed out differences that were in our heads and laser-focused us to produce results as a team together.

I recently interviewed our maintenance man Michael and asked what surprised him the most?
It was tenants leaving s*x toys in the room after they vacated!
I think they've been having a bit of fun with him?

to when we@ioccupyuk won 'Most Innovative Company' at the 'Business Excellence Forum Awards' in April 2016 at Celtic Manor Resort, Wales.
I was so happy and honoured to win the award. Not expecting to win, I was already a few pints down 🍺🤪 when they announced us as the winners.🏆
I had to go up on stage to collect the award, I ended up making a 'I love you all' 🗣️ speech 🤦🏽♂️ (I may dig the video out for another post).
It was great to celebrate 🥳 our achievement and recognise how far we had come over the years, from 0 to 181 units which we now have.
The great thing about this event was that there were some really inspiring speakers including and Allen Pease.
I'm a big fan of events like these as I get to network, learn and gain inspiration/ suggestions from fellow entrepreneurs. I often have a few questions or challenges I'm facing at the time and there is always someone in the room who has the answers, good advice or can point me in the right direction.
Don't be afraid to ask for help 🙋🏽♂️

'Bill, I can't pay my rent' 💷🍺🍻🥴😒
Unbelievable 🤯😱😢 picture 📸 of one of my properties😭. This was reported to the council's Adult Services immediately, as clearly this tenant sadly had some issues.
I'm sharing this picture to demonstrate that property investing is not all sitting on a beach🏖️ watching your rent💷 drop⬇️ into your account.
Although at the time of writing this I am in Sicily 🇮🇹😉... I will save remote 💻 🏖️working for another post.
Not only did I have to deal with the room's condition🏚️ but the welfare of the tenant 😔, the other tenants within the HMO (House of Multiple Occupation), the huge 🥺arrears 💸 and the eviction.
This is the part of being a that they don't teach you on the get rich quick courses 🤔.
This is one of many challenges we have faced over the years whilst building up our property portfolio. 🏘️ It's how you react and adapt to situations that are thrown at you unexpectedly. Most landlords understandably would want to evict tenants like this straight away, however, we called the councils Adult Services who really tried to help the tenant by visiting and advising them. Unfortunately, the tenant didn't take up the help that was on offer (re-housing and help with addiction) there is only so much you can do but I feel proud that we did everything we could to help a tenant in need💜.
I believe karma will pay back 10x over
