In the residential market alone, there was a 45.8% annual rise in lots offered and a 52.2% increase in sales. The proportion of lots sold was 67.5%, up from 64.6% in January 2023, while £135.5m was raised, a £103.4% increase.
David Sandeman, director of Essential Information Group, said: "The surge in auction activity in January is a testament to the growing appetite and demand for property auctions. The decision by two major London auctioneers to host additional sales in advance of their standard February dates reflects the increased interest we started to witness towards the end of last year.
“This strategic move underscores the heightened demand for auctions, a trend that began to emerge towards the end of last year. Auctioneers are adjusting their calendars to accommodate the increasing interest, leading to a significant rise in auction activity.”

Zoopla have tracked the speed of property sales in the UK - the time it takes from a property being listed for sale to being sold subject to contract.
So, are houses still selling fast? No, not compared to the last three years - our latest analysis shows that UK property is selling in 34 days on average.
This is 12 days slower than the average speed of sales between 2020 and 2022. However, it mirrors pre-pandemic trends for early autumn.
More challenging market conditions and higher mortgage rates mean it generally takes longer to sell a home now than in the last three years.
The fastest regional housing markets are the North East and the North West, where the average property is snapped up in 30 days. This is quicker than the pre-pandemic time to sell for these areas.

The Leasehold and Freehold Reform Bill passed its second reading in Parliament last night.
Housing minister Lee Rowley pledged that the legislation would offer comprehensive reform and lead to a better system in the long term that levels the playing field and empowers people.
It came after hours of debate in the House of Commons where MPs expressed concerns that the Bill excluded a previously-promised plan to ban leasehold houses and didn't address stopping leaseholds on new flats.
Labour MPs also expressed concerns at how long the reforms have taken to hit the parliamentary agenda and that there isn’t support for introducing commonhold as an alternative form of tenure automatically on new-build homes.
The legislation will now enter committee stage where it is hoped that a ban on leasehold sales of houses will be introduced.
The Bill aims to make it cheaper and easier for existing leaseholders in houses and flats to extend their lease or buy their freehold.
It is also hoped that reforms will make these types of properties easier to sell.
The Bill will increase the standard lease extension term from 90 years to 990 years for both houses and flats, with ground rent reduced to £0 and remove the requirement for a new leaseholder to have owned their house or flat for two years before they can benefit from these changes.
There will also be a maximum time and fee for the provision of information required to make a sale such as building insurance or financial records to a leaseholder by their freeholder and more transparency over charges.
Additionally, the Bill will scrap the presumption that leaseholders pay their freeholders’ legal costs.

The conveyancing process has been highlighted as a key pain point among buyers in the property transaction process.
Research by anti-money laundering (AML) platform Thirdfort found 45% of homebuyers say slow property lawyer response time is a key pain point in the house buying process.
The research highlights how compliance and administrative procedures, including paper documentation and ID verification, contribute to a negative experience for people using conveyancers and property lawyers.
The survey of 2,054 UK adults by YouGov also reveals other key pain points for homebuyers, with 32% citing costs and 24% highlight providing paper documents such as bank statements, utilities and payslips.
A fifth of respondents queried why they were providing documents they have already supplied to an estate agent or mortgage broker and 13% were frustrated by the ID verification process.
