According to a recent Residential Market Survey from RICS short term sales expectations among estate agents surged last month. A net balance of 20% of those surveyed by RICS expect sales volumes to recover over the next three months, up from 10% in May, marking the most optimistic near-term sales outlook since January 2022.
Winkworth’s data from the last week reflects a short hiatus in the market due to General Election, as properties entering the market were down by 11% compared to the same period last year. However, registered buyers were up by 13% compared to the same period last year, suggesting strong demand despite the political climate.

Winkworth's data for the first quarter indicates a robust and positive start to housing market activity in 2024. Looking at the period from January to April 2024, the number of registered buyers has increased by 17% compared to the same period last year, while the number of properties entering the market for sale has increased by a significant 25%. This substantial annual improvement suggests a notable rebound in market activity and a promising outlook for the rest of the year.
Moreover, data from Halifax suggests that house prices ‘held steady’ in April. According to Halifax’s most recent house price index, house prices have increased by 1.1% year-on-year. The bank also suggested that the resilience demonstrated by the housing market over recent months, could point to property prices rising modestly over the course of 2024.

UK house prices experienced their first annual increase in over a year in February, according to the Nationwide House Price Index. This could point to a potential recovery in the housing market following a period of reduced mortgage costs.
Compared to February of the previous year, house prices were 1.2% higher, marking the first annual rise since January 2023. Additionally, prices saw a monthly increase of 0.7% between January and February of this year. According to Nationwide's chief economist, Robert Gardner, the recent decline in borrowing costs likely spurred this upturn in the housing market.
Winkworth’s data from last week reflects a strong appetite for the market, with a notable increase in buyer registrations by 31% and a 5% rise in new properties entering the market for sale, compared to the same period last year.
