Sneak preview of our latest project before the professional photos are taken. It’s nearly ready for our new tenants who move in next week. This house is a high end student let close to Southampton University which we secured at £50K under market value and rented out 2 days after we purchased it on a 12 month contract generating £1k per month profit.
These figures allowed up to invest in a complete professional redecoration with all new furniture and blinds. Our aim is to make it a desirable property that students want to live in and reduce future voids.

3 weeks to refurbish was an ambitious time-frame but we made it!
3 weeks after completion, all rooms are taken with excited new tenants moving in.
We are about to exchange on 2 more co-living 'QuayPads' which we are opening up to small investors who want to dip their toe in the water to make some money with a short turnaround loan.

Another tired and dreary single room re-configured to a stylish double bedroom. Brand new bed and furniture and a continuation of the teal, grey and yellow scheme has completed the makeover of this large 5 bed space.
This is the largest room in the property and was tired and unloved.
We re-worked the layout and used a dark accent wallpaper behind the bed. We have added an accent wall of teal and grey which has made the room an inviting space to spend time in. Storage is often an issue for tenants so we increased the wardrobe size to make it easier for them to keep their space clutter-free.
Unsurprisingly, this room was rented immediately on the first day of viewings.
Possibly the worst room in the house because it was supposed to an area for tenants to relax and unwind but it was so cold and unwelcoming (with a sink in the corner) that no-one used it except to dump washing and the hoover!
Now is it a great space which will encourage the social side of co-living. Our are designed to ensure there is a fun, communal atmosphere for tenants which is good for mental health.
This scheme colour was drawn from the existing sofa which was staying and paired with two grey tones. The framed artwork was a real find as it is a historical photo of the road and the actual property and fits perfectly with the station theme we have run throughout.
The kitchen diner was full of useless out-of-date furniture with boring magnolia walls. Using funky cactus paper and colour has livened up the space and made it more open and comfortable to cook and relax in. We added some extra storage cupboards so everyone has plenty of space for their items(so important in shared properties if you want to keep it tidy) and provided new white crockery in place of the assorted mis-matched set they had been using.
Now a great place for our tenants to relax and unwind whilst cooking together at the weekend.
This once dismal little room is now my favourite. It has great views over the rooftops and a neat ensuite with power shower, vanity unit and wc. A lot of thought was needed to make it work but it has come together with the help of Simon at Puraheat Plumbing. Just waiting on the bespoke angled shower door which will arrive next week.
The communal spaces in this period property are now bright and welcoming. We have taken inspiration from it's proximity to the railway station as our theme which runs throughout the design. There are light industrial touches and the use of greys, historic greens and metal elements to bring everything together and create a relaxing co-living space for our new tenants. -living
