🌟 Landlords 🌟
Good Tenants who look after your home and pay their rent on time are worth their weight in gold! Comprehensive Tenant referencing is a good start to get to know your Tenants and their financial situation through facts and authenticated information from third parties.
The comprehensive reports contains:
💰 Credit checks - including any adverse data including CCJ's and IVA's. The report does not include a credit score and not leave a trace on the applicants credit report.
💰 Landlord Reference - If the Applicant is currently renting, their current Landlord will give a reference including how long they have lived there, if they have always paid their rent on time and any damage to the property during their tenancy.
💰 Employment Reference - The current employer will be contacted to confirm the contract type (permanent, temporary, Zero hour) Salary and start date. The applicant will also usually provide employment contract and payslips. If the Applicant is self employed, accounts are requested as well as bank statements and access to open banking to see the income the applicant is receiving.
💰 Public information.- usually this is confirmation that the applicant is registered on the voters roll at their current address.
Sometimes, it is not always necessary to obtain the full reference, for instance if someone is not working currently and the other applicant can afford the rent on their own, we would just perform a basic credit check and Landlord reference if applicable.
I work with Lettings Hub to obtain reliable Tenant references. They work with Lettings Agent and Landlords directly. Their user experience is very simple and straight forward and their customer support for both Agents, Landlords and the Tenants are top class!
