Mortgage deal expiring in the next few months?
This post is for you 🫵🏽
Lenders are making a pledge, that you can secure a new mortgage deal up to 6 months in advance.
‼️YOU NEED TO TAKE ADVANTAGE OF THIS ‼️
✅ Get a new deal locked in as soon as you can - this will then be your worst case scenario
✅ This deal sits in place until your current deal ends
✅ You’ll have 6 months to prepare yourself for the new outgoing
✅ If rates go up - you know you got the best deal available at the time
✅ If rates come down - happy days, you can switch to the lower rate
✅ If rates continue to fall, you can change as many times as you need to before your current deal ends
✅ This gives you the best of both worlds
I’m sure there will be a lot of volatility over the coming months.
Make sure you’re in as much control of this as possible.
Uncertainty causes so much stress and anxiety, especially when it comes to finances.
By being in control of this you can at least take away some of the uncertainty.

A 0.5% rise this time with the base rate now sitting at 5%.
The highest it has been in the last 15 years.
With inflation remaining high and rising core inflation, pressure has been put on the Bank of England to further increase rates.
The trouble with consistently increasing the base rate is that it takes time to have the desired effect on the economy.
The latest rise is a further attempt to dampen economic activity in the hope that it will bring down price rises.
It's another huge blow to homeowners who are facing a remortgage in the coming months.
Who will no doubt be coming off a much lower rate than what is currently being offered.

All the talk this week has been about 100% mortgages.
Here’s some calculations to show potential borrowing, based on current rates with Skipton Building Society.
✅ Skipton are offering a 5 year fixed rate at 5.49% (correct at 11th May 2023)
✅ A maximum term of 35 years is available, depending on age at the end of the mortgage term
The figures below are based on a 30 year term:
👉🏻 £750 monthly rental payment - potential max mortgage of £132,237
👉🏻 £1,000 monthly rental payment - potential max mortgage of £176,317
👉🏻 £1,250 monthly rental payment - potential max mortgage of £220,396
👉🏻 £1,500 monthly rental payment - potential max mortgage of £264,475
👉🏻 £2,000 monthly rental payment - potential max mortgage of £352,633

On top of this you will also need to meet Skipton’s standard affordability checks.
With this being a 100% mortgage, naturally there will be a high threshold to pass the credit check too.
This is a brilliant concept in theory and the minority will be eligible rather than the majority.
Definitely a step in the right direction, in helping first time buyers onto the property ladder.
Will we see more lenders coming up with similar concepts in the near future?

Specifically aimed at those currently renting.
Are Skipton Building Society about to change the game for first time buyers?
There are some key points of criteria that you must hit to be eligible:
✅ You must be able to show a track record of maintaining rent and household expenditure for a minimum of 12 months, in the last 18 month period
✅ The monthly mortgage payment must be equal or lower than the average rental payment over the last 6 months
✅ Maximum of 4.49x income
✅ You must be a first time buyer over the age of 21
✅ Credit profile will need to be immaculate with no missed payments
This isn’t a free for all where you can lend what you want.
Affordability still needs to be assessed in the usual way.
Along with assessing affordability based on the current rental payment being made.
Great to see a lender with an innovative idea, to help these with high rent costs who struggle to save a deposit.
This isn’t something that is going to open the doors to irresponsible lending and is definitely a step in the right direction.
The big question is - will those renting be able to borrow enough to buy their own property, based on what their current rent payment is?
