All done finished
What started as a scrape down, stabilise and paint job in one or two areas turned into a strip the pliolite masonry paint from at least 60% of the house
The layers of paint that have been applied over the years hadn’t keyed to the surface properly, not sure if the render had got a frost on it when it was first rendered or wether it wasn’t stabilised when first painted.
So we had to Strip the failed masonry paint back to solid edges and then apply a stabilising solution to the dry chalky surface
The walls were filled and stabilised again
One spot prime of sandtex smooth masonry paint followed by two topcoats of sandtex smooth masonry paint
Fascia’s and soffits finished in sadolin satin stain
Gutters cleared out and wiped down
We did a few repairs to the fascia’s and soffit board
All weather tight in time for the winter
Stunning job
Sometimes jobs aren’t all they seem
What started out as a bit of flaking paint and minor repairs turned into something a little bit more in depth, ive stripped over 60% of the paint off this house I reckon, ive stabilised it and filled it out, now time for the paint to go on
The paint hasn’t keyed to the render so we have to take it back to a solid edge and then stabilise before we add the top coats, I think it’s possibly due to the render not being stabilised when they were first painted, looking around at the other houses on the street they’re all the same.

An on going project recently finished
This fireplace chamber was in a bit of a mess the years of open fires had sooted the stonework up too much for a simple clean up job. So we decided the best option was to limewash the stone, this has a few benefits over other finishes, it’s hard wearing and will last forever without cracking or shelling off, it also allows any moisture to pass through the wall rather than holding it in the wall like a sand and cement render would, so apart from a quick coat of limewash to keep it fresh looking every few years it’s pretty much maintenance free and good for the fabric of this lovely old cottage
Brilliant opportunity for someone, could that someone be you ?

Fancy a new adventure? Want to grow an already established plant based business?
As a little push to move things on… we’ve reduced the price to £25,000!
Truth is, we need to leave in December regardless of sale, we really don’t want to see the cafe go so would love for someone new to take over and continue building what we’ve started.
This modest little café is a brilliant business with a fantastic community. We currently open just 18 hours per week so there’s so much room for growth!
It’s a fantastic opportunity for the right person/people/group, perhaps?
We’ve put it in the good hands of Harris Shields Collection so please give them a call should you want more information or to book a viewing - 01723 341557

Finally got theses garage doors completed
Burned the old flaking paint off and sanded down
Finished with three coats of Ingilby Paints white linseed oil for the doors and blackish for the handles
It’s labour intensive stripping everything back and starting again but these doors won’t need doing again for years and because the linseed won’t crack or peel it will be just a quick fettle
So future maintenance costs are very low
Managed to actually do some outside work recently, this dove coat was in need of a good fettle but first we had to dry it out, we covered it up
For a few days or so to keep the rain off and then when we got a few days of decent weather we gave it a couple o coats of linseed oil paint, linseed oil paint won’t shrink or crack like modern paints will and it also allows the wicking of moisture so it kind o lets the wood breathe, it will last much much longer than a modern oil or water based product, usually we strip everything back to the bare wood before we apply the linseed oil paint but we had to compromise on this job so it will be interesting to see how well it does

The preparation that goes into jobs that doesn’t get seen in the finished product beggars belief.
First We stripped the wardrobes out
Then stripped the wallpaper - anaglypta over woodchip over lining paper 🫣
Then the preparation started, crumbling walls and ceilings which were back to the brick in places needed to be filled/plaster patched
The ceilings had been over boarded which says there’s been an issue with ceilings cracking etc in the past so we used a fibre liner, if the ceiling moves so does the paper so no more cracking
The walls were In a bit of state due to the wardrobe fixings pulling out big lumps of plaster etc so we filled/plaster patched and cross lined with 1700 lining paper
Next we fitted the missing skirting board where the wardrobes had been
The ceilings and walls were then finished with a flat matt emulsion and the woodwork was finished with water based satin wood
Can’t wait to see what this place looks like when it’s all finished off, the views over the harbour are very cool, it’s going to be a holiday let so I’ll share the details once it goes live
