Back to the beach hut this morning....
Couple of adjustments.
Getting ready for the summer ☀️....

Power washing .... keeps the garden paths clear of moss n algae build up... fresh n clean looking now...

It's a Wednesday Fence day. just a picket fence to a front garden... that's all....

Monday Monday..Southend Central.
Rental property in need a Replacement Upvc double glazed window....
The existing window was a tilt & turn.
Had been fitted without a cill, causing water ingress. And causing damp mouldy conditions inside the room..
Very old, had broken hinge and dangerous due to a low Cill...
We replaced with a Top hung sash, open out, fixed lower pane. Both sealed units in Toughened glass.
That's another thing done....happy tenant... happy owner. Happy me...

General Repairs & Maintenance, has decided to take an occasional days holiday.....

A few days of decking repair.
We had Rain, Sun , Winds.
Several areas had rotted through.
Replacement decking boards and underframe.
Thanks to Daws Heath Timber Ltd for supplying the Cambridge decking boards...

Bank Holiday Saturday.
Up n at em.. cat flaps n guttering...
Cat /dog flap into existing upvc door... the dog loved it straight away.
2nd job had another cat flap, but lost the picture from the job...
Then a Guttering repair.
New connection needed. Screws had rusted away, someone had tried to carry out a repair, in a really poor way,
New connection fitted. Job done ✔️
On to the next one...

More guttering repairs. And a small clean out.
Finished with a double glazed window replacement unit..
Just another day... love it...

Due to someone reversing a vehicle into a concrete post and a small wall. Client decided for us to replace the fence post and remove the wall due to several cracks and dislodged bricks..
Thanks to Daws Heath Timber Ltd on supplying the post at short notice...
That was a Heavy post...😉

And it Rained....it poured..
We got it done.
Overclad OSB to existing roof.
48kg felts...

Couple of bits for a Monday.
Re seal a leaking shower.
Cut to fit fencing panels
Insert corner panel. Fox had decided to build his den under the neighbours decking behind....

Is it a Gate?... or a Door?...
Either way.... its on the side of a garage..
Gate / Door access to rear workshop area....
Simply done...

No I've not been on holiday again, few others trades asking why I've not posted any updates..
Big House in Rayleigh in need of works .
Lots of painting jobs. Several timber repairs to windows , plaster repairs etc.
Big rooms take lots of time, thankfully only touching up on walls and ceilings. Not full rooms.
Nearly finished.
Sun's out and we're inside working away..
New carpets going down next week.
Big house. Needs a family to move in....
Just at top of Rayleigh high street.
Lovely old historic house..

It's all about Rental Internal Refurb..... onwards and upwards...

New side gate and side panel. 4x4 inch posts (1 concreted into ground)

Customer needed easy non slip access ramps, due to difficulties using the steps..... just a new gate to fit tomorrow then all done.... simple solutions making life great again.. 👍 👌

Fun couple of days on this lil project.
Old existing timber cladding has been letting water through for a couple of years I say.
Removed existing timber cladding, fascia guttering and downpipe..
Replaced with White Upvc boards and cladding to side of dormer. New black guttering and downpipe
Awkward and somewhat difficult to reach areas. Cleaned down existing upvc window, sealed off.
Scaffolding was used due to a Glass Roof Conservatory below.
Bit of a cold n wet job.. but looks much better.
Sealed off from all the elements...

Limited access making it difficult at times,
We got it sorted….

Existing timber Lean-to . Very old construction, in need of a new fresh looking polycarbonate roofing system. New guttering to rear of property and lower level guttering to suit.
Lean-to is now leak free, and draught free, perfect for the Home owners to simply sit down during the evenings and summer time to enjoy.

From an existing small enclosed blown warm air heating cupboard. To a user friendly open cupboard. Brickwork knock out, to open up width. 4x1 frame with special order 6 panel door, handles, latch n hinges. Sand and cement to floor level.
Ready for plastering and painting.

Calm down Thursday.... couple of smaller jobs before the Easter weekend begins.
New long throw gate lock kit to existing garage doors. Previous one was poorly fitted. And struggled to work.
Couple of cat flaps fitted. One was a replacement as the clients dog tried to get through...

Sagging carpet in hallway, woodworm to floorboards. Cut away rotten timbers, applied 5 star treatment, applied woodhardener to existing timbers, new floorboards and extra timbers to joists. Carpet refitted .
