Happy Completion Day!!!!

They don't just have to be done perilously late on a Friday afternoon. Due to the experience of a solicitor we work with often this one was done over a more relaxed lunchtime today.
The buyer, our lovely Maddie, her very first home after travelling the world helping children in far flung places. She sets down roots in this lovely 2 bedroom apartment that will serve her well for years to come.
Looking forward to the house warming 🗝️ 🥂

Sold in 10 Months!!! Listed 10th August 2023

Every sale is different and every vendor's needs are specific from one another.
Some vendors aren't interested in a 'fast sale', they are more concerned with who buys their home. Some vendors aren't interested in a 'sell it quick' price, they want to achieve what they perceive is the true value for their home.

Our cherished vendor Mrs. B is in her late 80's, she designed and built this unique property herself in the mid 1970's to her and her late husband's specific needs and standards.
What was meaningful to her was that we find a purchaser that will cherish the house and take it on to the next chapter. So after many many viewings, 2 to 3 hours of conversations between Mrs. B and myself every week, we found the perfect purchaser. A lovely couple from Calderstones who love the property completely.
At no stage during the process did we push our vendor, at no stage during the process did she lose faith in us. She had many letters through the door from the usual suspects of estate agents promising her one thing or another. However our relationship between client and agent remained strong, we got, eventually, what she wanted.

We loaded and supplied all trades for the implementation of the designs worked up by
The Victorian building was superficially in OK condition, once the refurbishment was underway as ever old buildings start to reveal their secrets!
Removal of suspended ceiling revealed a spacious ceiling height. The team reinstated a double boarded plaster ceiling with all hidden services, AC, data cabling, electrics and recessed lighting.
All walls replastered, two independent fully sound proofed consultancy rooms were built, along with kitchen / staff room and new customer bathroom to the rear.
This was a particularly rewarding project as the client Andrew Willetts was completely uncompromising on the quality of the materials and the finish we were aiming at achieving between us.
We also agreed that we should use local businesses wherever possible. Andrew has been a mainstay of .village life for the last 25 years and he has backed himself with a substantial investment in his business and the confidence in the people of Birkdale.
