What is rightsizing? 👍🏠
There are lots of catchy terms that pop up in real estate, with one of the more recent being ‘rightsizing’. Rightsizing is all about securing a property that suits your needs in terms of size, location and amenities.
While downsizing often conjures images of retirement or empty nesters, and upsizing is often associated with family expansion, rightsizing can happen at any stage of life or at any age, and could involve upsizing or downsizing.
In many ways rightsizing is all about convenience. It’s about finding a property that works for you in terms of space, layout, and location. But it’s not just about the property on its own, amenities and facilities often also play a role in the rightsizing rhetoric.
In theory, rightsizing frees up suitable housing stock, allowing Australians to better utilise the property they live in and ensuring more people have a property that meets their needs. Meanwhile, rightsizing can also free up your individual capital, particularly if it involves moving from a larger residence to a smaller or more affordable one.

Market Update: Upper North Shore
Demand remains strong for the unique lifestyle, top schools, and beautiful surroundings that the Upper North Shore offers. However, the influx of new Spring listings has seen lower auction clearance rates and a moderation in house price growth, creating a much more even playing field for buyers and sellers. This means it’s important that vendors meet the market if they want to secure a solid and timely sale. CoreLogic’s research director Tim Lawless said the softening in the market was great news for buyers, who now had more choice and negotiating power. Sellers, on the other hand, need to be “more realistic about what they can achieve”, he told The Australian Financial Review.
Last week, CoreLogic reported Sydney's preliminary auction clearance rate was 70.6%, down from 73.2%. Bargaining power is shifting, but we’re not quite in a buyers' market yet. High-end properties here are still performing well, with notable sales in Killara ($18m+), Lindfield ($8m+), and Turramurra ($6m+).
