Following concerns over the dramatic rise in inflation, an increase in the Bank of England base rate is expected in the coming months. Whilst many predict an increase in the early months of 2022, some are predicting an increase as early as December this year.
Although the 'rate war' between lenders is still ongoing, you could expect to see these rates begin to rise in line with the Bank of England base rate.
So, I cannot stress enough... if you're looking to review your mortgage requirements, there may not be a better time to do so than now!

How can I improve my credit score?๐ค
I've had numerous clients ask me this recently. A strong credit history is important when applying for a mortgage. All lenders will perform a credit search on your profile at 'Decision in Principle' stage. Depending on the results, they may consider a full application from you.
So what can you do to put yourself in the best position to be accepted?
1. Register on the Electoral Roll...
This will prove where you live and can have an immediate impact on your credit score.
2. Build Credit History...
A common misconception is that using credit will have a negative impact on your score. Having little or no credit history makes it difficult for lenders to assess you - they want to see that you can borrow responsibly!
Even if it is making a small payment on a credit card and then paying it off in full, this can be beneficial. Please be aware, when you first get a credit card/loan, it might briefly cause your score to drop. But used well, it can help you build your score over time.
3. Keep Credit Utilisation Low...
Your credit utilisation is the percentage you use of your credit limit. A lower percentage is seen positively by lenders and can boost your score. If possible, it is a sensible idea to aim to keep your credit utilisation below 30%.
4. Make Payments on Time...
Finally, a fairly self-explanatory one! Making regular payments on time will show lenders that you can manage your finances responsibly. Usually, older well-managed accounts will benefit your score significantly.

๐ WEEKLY INTEREST RATE WATCH ๐
As the interest rate war between lenders continues to heat up, rates are continuing to fall!
For a two-year fix, the average rate dropped from 2.44% to 2.41%. For a three-year fix, the average rate tumbled from 2.45% to 2.38%.
And for a five-year fix, the average rate decreased from 2.68% to 2.63%.
The average rate for a 10-year fix remained at 2.99% throughout the week.
The rates available will all depend on the loan to value that you are borrowing at.
There are rates out there in the current market as low as 0.87%!!! ๐คฏ
It is important to note however, these 'headline rates' are not always the most appropriate product for your needs. A good broker will consider ALL factors when recommending a product ie. product fees, product flexibility etc.
You may be wondering... how much longer can these rates continue to fall...?
The short answer - no one really knows as there are many unforeseen factors that dictate the fluctuation of these rates. However, I would suggest that these rates cannot continue to go much lower and I think they may settle and remain static for a while before beginning to increase as the economy recovers.
These low interest rates should be embraced while they are here. Even remortgage customers should consider their options right now!

There are some crazy rates out there at the moment - some lenders have recently dropped their rates below 1.00%!!
If you're currently on a standard variable rate (SVR) or your fixed rate is coming to an end in the coming months, I urge you to get in contact and fix in to a lower rate whilst they are available.

Or is it?!
With the financial impacts of the last year, it has changed many people's outlook. Rather than having a big doo, many are opting for a more intimate event costing around ยฃ6,000 and keeping the remaining towards a deposit.

Big move in the mortgage market todayโผ๏ธ
Accord Mortgages are the first lender to reintroduce a 95% loan to value (5% deposit) product back to the market. They will be offering a five-year fixed rate of 3.99 per cent from tomorrow (March 17).
Despite the government's announcement of the mortgage guarantee scheme which is due to be introduced in April, Accord will not be using this scheme. I think this could quite possibly encourage other lenders to follow suit and introduce their own 95% products.
