Property people… Are you creating content that appeals to your audience?
Appeal to the pain points of your target audience; rather than explaining features of the property, describe the benefits of living there and how it could make them feel because emotion is a big factor in buying a property. Helping potential buyers imagine the property as their own will encourage a good offer.
Surprise and wow your audience with a fabulous feature of the home or stage an alfresco dining scene and ask them to imagine themselves sat there. Describe the location and setting, with its benefits of being near amenities, schools, or the coast.
As a Buyers Agents in my previous role, I went to a viewing and the agent had staged the property for the client, it is a service they offered, and it really works! Be open to suggesting Home Stagers to the vendor to help you sell a property. You will sell it for more.

Top Tip: use a Gimble and microphone to shoot video if you’re doing it yourself.

Which platforms should you use?
YouTube is the most popular platform for long-form video.
Instagram is the most popular platform for short-form video, e.g Reels. However, you can share your reels to Facebook and Linked In.
Videos help you to create a strong connection with your audience, especially if you regularly appear in them; you are giving your audience a chance to get to know like and trust you, which leads to increased engagement, leads and sales.

You’re posting regularly and share your listings, however, you’re struggling to get traction and you run out of ideas for posts, so here are 5 ideas which can be text or video presented: -
1. Provide a monthly market update on your area, what is selling? What’s happening with property in your area, what’s working and what isn’t? People want to know what’s happening in the area.
2. Video is the best way to promote your property, however, ensure the property is light and presented well. Use a gimble for steady visual and don’t forget to create some nice reels on Instagram.
3. Show behind the scenes; take photos and videos of your video tour, show people how you do it, people love this, and it helps to build trust with your audience.
4. Share your own tips; use your experience in property to share your experience with your audience. Share positive tips and what you would do differently.
5. Show your audience how to get the most out of their home before they list – decluttering, staging, and styling tips will help your audience to present their homes nicely for sale.

Have you used Link Tree?
Linktree is a tool that allows you to share multiple links on social media.
It is helpful for Instagram where you can’t share weblinks in posts, only in your bio or story, however, it has grown in popularity and people use it on all their social media platforms today.
So how does it work?
Link Tree creates a landing page where you can add multiple links, such as your website, articles, blogs and more.
There is a free and a premium option starting at £4. The free option has many features including change the colour of the landing page, adding a profile photo and adding as many links as you want. You can then share this landing page on your social media platforms. I have used the ‘Features’ section for this.
There are other link sharing tools such as TapBio and LnkBio, I haven’t tried these, so if you use them could you please comment below with your thoughts.
Alternatively, you can create a landing page on your website containing links and direct your audience there, it is after all where you want them to be.

Today is New Conversation Day.
I am very social and enjoy starting new conversations and building new relationships. I recognise that this isn’t the same for everyone, however, new conversations in business can lead to community and working friendships.

“Be something to someone, not everything to everyone”
This was the first thing I learnt in business; I was trying to talk to everyone in my posts but my messaging was confusing people.
Why is it so important to niche? Here are 3 reasons to niche:
1. A niche helps you establish a loyal customer base.
2. A niche allows your target persona to identify your product/service and brand and know that your offer suits their needs.
3. Focusing on a smaller target audience lets you concentrate on the quality of your customer service and establish a long-lasting relationship.
Having a niche is important because if you try to talk to everyone on your social media then your overall marketing and message won’t speak to anyone.
A niche is a unique way to make an impact on the people you really want to help. Standing out and specialising in your speciality makes a lot of difference to your clients. Your ideal client is important for your business because without one you won’t have a business.

Mr H and I spent this afternoon having drinks at our local restaurant in the beautiful courtyard of Podshavers Restaurant.
I enjoyed making this reel, the courtyard setting is so pretty. We imagine it as a home and how lovely it would be. Such a stunning property.
Jenny and her team know how to look after you. The food is delicious and the service is incredible. If you haven’t been here, I highly recommend it. Podshavers is located just outside of Bishops Lydeard in Somerset.

Then create a lot of value; follow the 80/20; 80% value: offer a solution to their problem, entertain them, or provide advice and tips. 20% promote your business.
Over time you will build up a library of blogs, guides, and articles you can share on social media for your ideal client, who you will talk to directly with your social media posts.

I went to a site visit recently in Newton Abbot to see an incredible project by Pow Property Services Ltd.
This beautiful building near the town centre used to be a Boxing Club. It had been derelict for months when Developer Brothers Mark and Martin Pow rescued it and created 3 high spec apartments.
The apartments have now sold. Congratulations Mark & Martin.

“What extra things do I need to look out for when viewing a property in winter?”
Viewing property in winter is a very different experience to viewing in summer. Viewing a property at its worst can be a good thing because if you still love it then, imagine how much you will love it in the sunshine.
If it is raining, check for leaks, damp, condensation, and peeling wallpaper; check radiators are in good working order too, no leaks or rust. Are there thermostats to control the temperature. Test the water pressure by turning on the taps, do ask the agent or vendor about this first.
If it is cold, check for drafts, and understand the heating system, how old is the boiler? Is it mains gas or is there an Oil or LPG Gas tank?
It is good to understand the utility bills at this stage too, the EPC can be helpful, but I have found that they aren’t always accurate.
Make sure you do go outside to the garden, no matter the weather and ask for a second viewing if the weather prevents you from accessing every part of the property.

This is Kingswear in Devon, taken from Dartmouth.
Dartmouth is a beautiful historic town situated on the west bank of the beautiful River Dart in an area of outstanding natural beauty.
The town hosts numerous festivals and events throughout the year, some of my favourites are the Regatta, Music and Food festivals.
You will find Dartmouth Castle, Dartmouth Museum, and the Britannia Royal Naval College here, as well as some wonderful shops and places to eat and drink.
The average price of property in Dartmouth is £572, 905. Property is set in a valley where you will find some incredible waterfront properties with their own moorings, as well as pretty homes bathed in light at the top of the valley with stunning views of the town.

Do you have a happy place?
My happy place is somewhere that encourages my imagination, dreams, and goals. It is somewhere that I can press pause and be in peace in its therapeutic energy. I am more productive here.
As you approach Shaldon from the bridge at Teignmouth, you can’t help but smile at the beauty of the town rising from the water. When the tide is in the water glistens, and when the tide is out the reddish-brown sand, matches the surrounding cliffs.
The cottages in pastel shades, Lollie Bean coffee, sea air, community spirit, friendly locals, annual events, Botanical Gardens and Independent shops make this a special place for me. This is my happy place, where I work, socialise and just be.
2 years ago, I wrote a blog called ‘Working from your happy place’ – exploring the possibility that we are more productive if we can work from anywhere.
Of course, it is not possible for everyone to work away from their place of work, however, of those who can, do you think they are more productive working from their happy place? Or do you think we should be returning to the office?

“What does off-market property mean?”
An off-market property, also known as a discreet, confidential, or secret property listing; is where a seller doesn’t want their property details on the property websites, estate agent websites, social media, digital advertising or in estate agents’ windows, and there will be no sale board outside of their home.
Instead, a seller may use an estate agent to market their home to their mailing list without a few photos and a short description. Sellers choose to go off-market to filter out time wasters, avoid a stressful on market process or because they simply don’t want people to know they are moving.
As a Buyers Agent, I work in the off-market sector; finding discreet homes or homes which haven’t reached the market yet to bring you property first.

“What do I need to do during a viewing and what should I look out for?”
When I find a property which could be suitable for my clients, I research the house, the area and the community. My initial question to answer is ‘does the property match the lifestyle of my client?’
On viewing day, I take photos, videos and ask the agent and/or vendor many pre-prepared questions. I look out for things which could affect the survey, such as spray foam insulation, private water, bore holes, deeds on the land, sporting rights and cracks in the walls.
I determine how my client would live in the house, I ask how the current vendors use each room and which rooms they spend most of their time in.
If my client is with me then I find out their first impression, does the house have the wow factor to them? Does it give them the warm fuzzy feeling? Can they imagine themselves living there.
A second viewing is always advised.

This is the view of Bigbury on Sea and Burgh Island in South Devon, taken from Bantham Beach.
When you go to Bigbury on Sea beach you can walk across to Burgh Island at low tide, or take the sea tractor on high tide. Burgh Island is home to the luxury Art Deco Island Hotel; you can walk around the island, the best view is from the top.
If you want to make Bigbury on Sea your home, then the average price of property here is £724,400. There are many lovely villages and hamlets between here and Salcombe if you want the coastal life without the sea winds, places such as South Milton where the average property price is £850,797 or Thurlstone which is £779,825.
The South Hams are particularly beautiful, Salcombe is a pretty town and extremely popular in the summer months for tourists so many permanent homeowners live in the surrounding area.
