The book that had the biggest impact on me and one of the first ones I read was Rich Dad Poor Dad by Robert Kiyosaki.
I'd always wondered how some of the people I knew from the same background and same level of education managed to have money while I had none until I read this book. I thought I'd share some of the key things I learned from that book with you as it's one of those books that really makes you think about money in a whole new way.
So, the book talks about Robert's two "dads" – his real dad (Poor Dad) and his best friend's dad (Rich Dad). Here are my top takeaways:
*Mindset is Everything: Rich Dad always talks about the importance of thinking like an investor and entrepreneur, while Poor Dad focuses more on traditional education and job security.
*Assets vs. Liabilities: This was a game-changer for me. Rich Dad says we should focus on buying assets (things that make money) instead of liabilities (things that cost money).
*Financial Literacy: It's not just about making money, but understanding how money works. Rich Dad stresses learning about finance, investments, and the economy.
*Take Risks: Rich Dad encourages taking smart risks and learning from failures, while Poor Dad tends to play it safe.
Overall, it's an amazing read that makes you rethink how you handle your finances. Highly recommend if you want to get smarter about money! 💰
One of the things that really upsets me about the supported living property sector is that the mortgage and insurance companies see it as high risk.
A mortgage for a SL property will cost significantly more than a residential or buy to let mortgage and there's a hefty extra premium to pay for insurance too. Plus there's only about 5 mortgage companies in the UK who provide mortgages for supported living accommodation.
The reality is that for some special categories such as care leavers, ex-offenders and drug/alcohol dependent people the risk is higher but for most people with mental health problems, learning difficulties and autism - the categories I'm working with - it's no higher than the general population.
Additionally the property is leased by the housing association or care service provider for at least 3 years at a time so the income is guaranteed and they do all the maintenance and safety checks, you won't get that security with a buy to let!
It feels like you're trying to do your best to solve a really desperate problem but you've got one hand tied behind your back and the mortgage and insurance companies are firing water cannons at you to stop you progressing!
Providing safe, modern supported accommodation is my mission and I don't let these things stop me, resiliance is my middle name 😉
Raising investor finance is a vital element in the supported living accommodation strategy. Recent research, commissioned by the National Housing Federation and conducted by Altair Ltd., reveals that we are not on course to provide supported housing for all who need it by 2040.
The study indicates that an additional 167,000 supported homes are necessary by 2040. Without this increase, many people who could otherwise live independently with support will be forced into prolonged stays in residential or institutional care or may become at risk of homelessness.
I recently attended the Supported Living Property Network Conference and heard from Lisa's mum. Lisa has epilepsy and some learning difficulties which were getting worse. When mum became unwell and couldn't care properly for Lisa, after taking advice from mental health and social services she agreed to be voluntarily sectioned to get the help she needed and find supported accommodation for her. It was expected to take 3-6 months. Lisa stayed in hospital for 12 years because there was nowhere for her to go.
My own adopted daughter has a mental health disability but has been given supported accommodation in a house for people with autism and learning difficulties.

Good Morning and Happy Fathers Day to all the dads in the UK.
Mum's often get all the credit but in our household 'Dad' has a very important place. We are Therapeutic Foster Carers, our role is to care for the most challenging children. The one's who have been moved from placement to placement many times (8 for our foster son) and where each move causes more trauma for the child resulting in very challenging behaviours.
So for our kids - our 2 grown up birth children in their mid 30s, our adopted foster daughter, now 21 and our 12 year old foster child, dad is the person who equals stability, dad is the person who shows them that adults (especially males) can be trusted and won't hurt you. Dad is the one who lets them get away with all the things mum won't let you do 😉 and dad accepts you for who you are and helps you to realise that the world can be a safe and happy place.
So happy Fathers Day to all the dads. Birth dads, foster dads, adoptive dads, step dads or someone who just feels like dad to you.

This essential service supports some of the most vulnerable members of our society, including domestic abuse survivors, people with learning or mental health disabilites, autism and young people transitioning out of care.

During that time she was moved to hospitals up north far away from her mum who lives in Cornwall. Thankfully she now has a flat close to her mum and has a support team around her to help her manage everyday life.
My own adopted daughter has a mental health disability but has been given supported accommodation in a house for people with autism and learning difficulties. The staff are wonderful and do what they can but they are not trained in working with people with mental health problems and often make a not very good situation much worse.
She needs to be in a place where the other residents are as capable as she is or more capable so she is motivated and helped to become independent. Instead she lives with people who will never be independent. She is an intelligent 21 year old girl with all the hopes and dreams of any girl her age but lives with older people including a 65 year old non-verbal lady with Downs Syndrome. Instead of making progress my daughter has become more dependent and institutionalised.
When social services look for places for people with additional needs there are so few places available that people are put in unsuitable placements just to provide them with a home. This causes more difficulties resulting in the person needing to be moved again when the placement inevitably breaks down.
When we think of 'bed blocking' in hospitals we often think it's only elderly people. Unfortunately many adults with autism, learning or mental health disabilites end up staying long term in hospitals 'bed blocking' simply because there is nowhere for them to go.
What can be done to help this situation. There is currently a shortage of over 100,000 supported living places and the report mentioned above estimates that 167,000 supported living homes will be needed by 2040.
But why is so little thought given to supported accommodation for vulnerable people. Often it is believed that they have a lack of understanding so won't mind being placed in the wrong environment. Whilst it's true that there are some people with little mental capacity to really understand the world around them it is also true that many people like Lisa and my daughter have full capacity in most areas of their lives and only struggle in a few areas that makes them vulnerable without support. Given the opportunity they can eventually live independently or semi-independently, get jobs and have a fullfilled life.

Hello everyone, I've lots of new connections and followers recently so let me introduce myself properly.
I'm Denise Searle, founder of Lifefix Property Solutions, creating safe, comfortable homes for people with additional needs. This can be supported living accommodation, childrens homes or other groups of vulnerable people.
Alongside my husband I've been in the social care sector for 14 years as a Therapeutic Foster Carer and more recently personally experiencing the supported living sector whilst trying to find a suitable home for our adopted daughter. This is what provoked me to create a supported living property service.
We've undertaken extensive training and have the continuing support of two personal mentors, one focused solely on property and the other on business and property, as the property world is ever changing, especially legislation!
We're now using this knowledge to help busy professionals who have the funds and want to invest in property but don't have the time to do so.
Our primary strategy is supported living and childrens homes as we are able to use our personal knowledge of these sectors to our advantage, ensuring substantial returns for our investors.
We operate primarily in the South East of England but can purchase property anywhere in the UK if Local Authorities or Registered Partners request it.

Many of my Linkedin connections come from my earlier career as Clinical Hypnotherapy & coaching. I thought I'd explain why I've retired from that career to start on my Supported Living Property Journey.
It was very rewarding seeing people change in confidence and go on to achieve amazing results but last year I simply wasn't enjoying the work anymore.
I'd been learning about property for a couple of years through friends doing it. Something 'clicked' last year and when I realised I didn't want to do the coaching/therapy anymore the thought of property excited me and gave me a renewed energy that had been missing in my work for at least 12 months.
Since then I've got myself properly educated and have ongoing education and mentoring from 2 different people and belong to some mentoring groups too where the information gained is priceless. There's so much more to being a property investor than simply buying houses.
I quickly decided that I didn't want to do traditional buy to lets and flips that most people start with as my strategy, my heart was in providing supported living proprties, why - because our adopted daughter has a mental health disablility bought about by her early life experiences. She lives in supported living accommodation and we have experienced first hand the difficulties that arise from the huge shortage in this provision.
We knew that as an adult she'd need support from adult social services so when she wanted to be independent and have her own place (her choice, not ours) social services swung into action to find her a place. Sadly it took almost a year to find somewhere as there simply are so few suitable places available in a suitable location. She might have been able to go to the other side of the county about 90 minutes away but even she knew she needed (emotionally and physically) to be close to us.
They found somewhere eventually but it's the wrong environment. Proper matching wasn't done and as a young adult who needs mental health support she ended up living with a pensioner with Downs Syndrome and several other older ladies who need a different kind of support than her. But once again she's stuck. We're trying to get her moved but there are no places for her to go to that have vacancies.
The more we experience of the supported living provision the stronger my mission to provide more supported living accommodation becomes. The sheer number of people needing homes means that we will need to attract investors to partner with us if we want to meet our target of 50 homes in 5 years but it really can be done.

We want the stinkiest run down properties we can find so we can refurbish them to create value in the houses to pay back investors but more importantly to create something special for the clients who will live in them, safe, modern, comfortable spaces that people can call home.
Highlight of the week this week has definitely been meeting up with an old acquaintance who is interested in investing with me.
This person knows my background as a foster carer, knows my daughter lives in supported accommodation and understands why I'm passionate about
creating at least 50 more supported accommodation places within 5 years.
This week I've really focused on sharing the common obstacles that have to be negotiated when providing supported living accommodation.
Investors are the lifeblood of my mission. I won't be able to do it without them. Interested, philanthropic Investors who are looking to create a better society through their actions.

It's MAVIS MONDAY
Mavis really missed me when I stayed at a hotel overnight this weekend so I could attend the Property Wealth System Summit in Soliholl. I hate having to leave her but the learning, knowledge and value I got in that one day was worth it.
My biggest win was learning that I can use the same strategy I'll be using to create lovely comfortable safe homes for adults with additional needs to create homes for children in care.
As a Therapeutic Foster Carer with an adopted daughter living in supported living accommodation I am so passionate about helping children in care and adults with mental health and learning disabilities and autism and this strategy will help me to do both.
There's a shortage of over 100,000 places just for adults in need, I can't imagine the figure if we add in children in care too. I can't solve the housing crisis for this group of vulnerable people but I will always strive to do what I can to help ease it.

If I asked you to tell me about yourself these are the first things you'd probably tell me.
Your age, you're married or have a partner, you're mum to x children, what job you do. If you have a hobby you're really passionate about you might tell me about that.
What you've actually told me is all the roles you play, mum, wife/partner,employee or self-employed. You have told me what you do for other people.
Very rarely will you tell me about you. What you're passionate about, your dreams and goals. You won't tell me the work you'd really like to be doing or how you'd ideally live your life.
Women especially give up part of themselves when they form relationships. When they become parents they give all of themselves to thier children. We give so much to others -children, partner, boss- that there's rarely time left to give to ourselves. You lose part of your identity, the 'essence of you'. You become someone's other half, someone's mum and someone's employee or boss.
The dreams you had as a young woman sit on the shelf but never get fulfilled.
Putting others first shouldn't mean putting yourself last. 🌷

Self-care is not selfish, it's essential. 💪
The seasons change continuously and so do our lives. As we mature from carefree young adult to longer term relationships and parenthood we evovle to fill those roles.
But sometimes we lose the essence of ourselves whilst giving to others and can end up feeling like we've lost our identity and that this is all life can be for you now.
But it's not true, you can Rediscover You. That carefree young girl with ambitions and dreams. You can step back into your power again and be who you want to be whilst still being a loving mum and partner
It's never too late to reinvent and rediscover yourself. Dust off old passions and discover new ones. You've learnt so much over the years and these learnings become your strengths.
Go on that trip, get a better job, start your own business and make your own money. You have all the skills and knowledge you need inside you already.
Life's roles can sometimes overshadow our true selves, making us feel like we're wearing masks. But beneath it all, you are still you, with unique dreams and desires. Let's peel back those layers, break free from the roles that no longer fit, and rediscover your authentic identity. Your story is far from over. ✨
