Plenty of bathrooms done last year 👍🏻

R & J Foster Ltd are also specialists in bathroom renovations. Undertaking and managing all works involved to ensure swift, seamless transitions from old to new with minimal disruption.

We carried out 12 new bathroom or cloakroom installations as part of bigger projects or their own separate jobs in 2023. Here are some of them.

To conclude on the main project of 2023 that we have documented recently. Here are a few photos showing the final stages and the internal fit out of the work.

- Full new plumbing infrastructure including; designer radiators, zoned underfloor heating in the extension and a new ideal vogue boiler with unvented cylinder for high demand.
- Upgraded water mains supply into property to support new boiler.
- Full comprehensive electrical re wire.
- Full plaster re skim including hardwall plaster to extension to match existing build.
- Fully fitted bathroom to customer’s specifications.

We start 2024 with continuing documenting our main summer project from last year.

Phase 4- Now the external structure was fully built. We installed these decorative weathered copings (that matched the bricks perfectly!) to all parapet and retaining walls followed by a Krend monocouche render. Then a full exchange of existing windows for anthracite UPVC with integral blinds. The extension was then fitted with aluminium: windows, sliders and bi-folds! We really love the doors meeting in the corner. Nicely concealing the steel with matching aluminium. Other works in this phase included the installation of an electric Velux window, matching garage doors and a bespoke sized double access doors at rear of garage.

External walls ✅
Warm roof ✅

Phase 3 of our main summer project saw the construction of the new external cavity walls and roofing work.

Walls constructed out of 7nm dense breeze block on top of Staffordshire blue bricks to DPC. Ready for render and 150mm mineral wool full-fill insulation.

Steel work installed as per structural engineer’s specification with the corner post ready for the doors to meet perfectly in the corner.

We then built a flat warm roof with integrated fall to divert water away from the fascias as per the customer’s preference. The 150mm PIR insulation then terminates above the cavity walls to reduce the depth of the fascias, hence the step. And then had the opportunity to link the two extension roofs together making it all flow so much better. GRP fibreglass was used for the final roof covering for it’s hard wearing, long lasting characteristics.

This one included converting an adjacent bedroom into a master en suite complete with large 1800mm walk in shower, his and hers’ sinks and underfloor heating.
We then converted the old en suite into a bespoke walk-in wardrobe to the customer’s specification. Bathroom supplied by brilliant service as always.

Following last weeks post about our main summer project; Phase 2 comprised of excavation of the main extension foundations. Changing levels in strata on this rocky hill side location meant stepping the concrete multiple times.
Over 900 foundation trench blocks laid, drainage altered and trench backfilled.
Completed with a compacted 11 tons MOT type 1 and 6m3 of concrete to cast the oversite slab. Ready for above ground external wall construction to follow in the next post. 👍🏻

Site clearance and engineering works ✅

Following our recent upload regarding our main project of the year. Here are a few more showing detail in the early stages of the build.

Starting with;

-Land reduced to area of new extensions and surrounding land.
-Retaining wall footings excavated, concrete poured and walls built. Thus now giving us a clear central area to commence the main extension.

Our main project of 2023 and a great opportunity to show what we can do with the concepts that are brought to us.

Spanning 4 months this was a large project that included extensive ground works to facilitate this 10m x 5m main kitchen/ diner extension and 4m x 2m en suite extension. 120 tons of earth removal, high spec retaining walls and over 16m3 of concrete.

Equipped with zoned underfloor heating powered by a new system boiler with unvented cylinder. Full new pipe work infrastructure and electrical re-wire. The existing house was completely refurbished mostly by us.

Once again, efficient planning made the job run smoothly with zero disruption to surrounding neighbours and left tidy at all times.

Other works included;
- existing dormer removal replaced with large top hung roof window
- Full re-plaster
- New anthracite windows to existing
- Full garage rebuild with new doors
- Bathroom install
- Upgraded mains water supply

Another recent extension completed. Incorporating new large open plan kitchen/diner with large bi folding doors to enjoy the back garden.
Key features including;
- Quality brick matching to blend in with the existing.
- Kitchen, utility, WC and new LVT flooring throughout fitted by us.
- Re-location of existing boiler to more suitable location
- Picked up floor levels in existing extension to line though with rest of house, and upgraded insulation for better thermal efficiency.

- Relocation of existing boiler
- Fitting of LVT flooring throughout new areas
- Full renewal of existing fascias, soffits and gutters
- External paving

It’s fair to say this has made a massive difference to the customer, who has not wasted an inch on this design. Again all works carried out by R & J Foster Ltd

Recent project completed. We extended this bungalow upwards and outwards; over doubling the floor space. Comprising 3 more large bedrooms with en suites and snug side extension.
Careful and strategic planning meant that the family could still live downstairs with minimal disruption for the entire project.

- Full new heating system with unvented cylinder

Hi everyone, Been very quiet on here but have been really busy over the last 12 months , and into this summer. Will be feeding more projects on here so you can see what we have been doing.
Firstly with a project completed summer 2022. This was a large 10m x 3m single storey extension to house a new kitchen, dining/living area. Complete with 6m sliding doors, warm roof with roof lanterns and GRP roof covering.
Internally, after knock through we installed a wet underfloor heating system which serviced parts of the existing house too. New ideal vogue boiler with unvented hot water cylinder. Electrics, plumbing, plastering and carpentry all completed ready for kitchen fit.

Another project recently completed early 2022. Single storey wrap round extension with 6m sliding doors, new kitchen, Karndean flooring with underfloor heating and external ground works. Yet again making a big difference.

2021 was a good year for us completing 9 separate extensions and a variety of other works in between…

Here is our biggest project from the year with a large single storey wrap around and a master bedroom on top of the double garage. The works included a mass amount of steel structural engineering to create a huge 8x10 kitchen diner accompanied with a near 8 meter wide set of sliding doors and apex window. Other works included; new heating system, window replacements En suites underfloor heating and more.

2022 is looking really busy already and is well underway!

Dormer extension and full refurbishment

Another bungalow developed to it's full potential! Firstly by fully removing the existing roof and constructing two dormers (front and back) doubling the size of the house. Cladded in brick slips to maintain the original, traditional look (we just had enough to make a new fireplace for the customer). Other works included; new windows throughout, full new heating system and pipework infrastructure, full electrical re-wire, Bathroom/W.C, Utility, Walk-in wardrobe. In addition, we were invited back to build a new patio/terrace on top of the old conservatory base - a great way to re-use old space. This is another example of R & J Foster Ltd delivering the complete package

Here we have a complete ground floor refurbishment on this spacious family bungalow. This consisted of;
- Removal of internal walls to create an open plan design.
- Removal of floorboards, joist reinforcement and installation of 100mm Kingspan insulation,followed by new flooring. Which created a very thermal efficient and more solid floor.
- Electrical/plumbing alterations followed by a complete plaster re-skim
- New Kitchen installation.
- Bespoke, solid oak, kite winding staircase and ballustrading.
- Solid Oak joinery throughout including; doors, door casings, skirting boards and architrave.
- Tall designer radiators.
All works were coordinated to take place within a 6 week time slot to ensure as little disruption to the customer as possible.

200m2 of Tarmac laid today, good job boys 👍
