Everyone saw the panic and explosion of rates as they increased after the mini budget !!!

However all we have seen as brokers since that is weekly emails from lenders reducing their rates !

This is still coming through even today the top six and others trying to compete with the top six are reducing rates !

I remember discussing with clients amid the panic how coming out of their fixed rates and paying penalty’s may not be not be the right move and holding tight not jumping ship is sometimes the right thing to do ! The rate reductions we are seeing now shows the panic we were led into was media driven ! For a true reflection of the market and best advice it’s always worth getting advice !! ✅

Last week the Bank of England increased the base rate, people were expeting it to affect fixed mortgage rates 🤔

Well the lenders have had other ideas and banks are still reducing some of their mortgage rates when it comes to their fixed rate products 🙌

This means that a lot more people are more open to moving home now & they could be putting your dream home on the market any day- so you need to be in the best position to move! 🏡

⭐️ Despite media headlines I want to reassure all my clients old, new and yet to get in touch, lenders are still lending; and yes there are still fixed rates available. ⭐️ For lenders that did temporarily withdraw we are already receiving notifications from lenders that they will be returning to the market some next week and some as early as tomorrow.

Speaking to a broker will reassure you as to what the right decision is for you, as each client will find themselves in different circumstances, so this is the time to use our experience to your advantage. 💻 The calculations on the potential impact of ending a current fixed rate may not be the best options taking into consideration penalties that may be charged by your existing lender, plus set up fees on any new product taken.

Yes rates might be higher than they were 6 months ago but in the last 18 years working within the mortgage field I can assure you I have seen them go in both directions .. 📈📉

🏡 🗞 Placing a mortgage application with the right lender to suit the clients needs and packaging it correctly is an important part of a mortgage brokers job. This is why we charge a fee, we offer a full advice and recommendation service individual to a clients needs, no one size fits all 🏡

In the current climate it is vital, lenders are carrying out extra due diligence to ensure that a clients income has not been been affected by Covid, given the fact businesses have ceased trading / been made furlough more so the self employed incomes, therefore it is essential that the broker knows what the lender requires and gets all the clients documents in advance and ready to send with the application. This ensures it can be looked at by the lender enabling them to make a decision quickly and effectively.

On Thursday I submitted a fully packaged application to a lender on behalf of a self employed sole trader, with 13 months trading so only one years full accounts. Today the clients Mortgage Offer was issued !

We are now seeing lenders return to the market with confidence.

Initially starting with a return to 90% lending late last year and now yet further news this morning of a third lender in the last week announcing their return to 95% lending to support first time buyers.

This is showing a real confidence from lenders in supporting the market and following the announcement of the chancellor on the extension of the stamp duty holiday and now 95% lending returns I am sure this is welcome news to all and is great news for all of those wanting to make their next house move. 🏡

Wow what a first week back 💥

After many months of working late into the evenings and all weekends in order to juggle homeschooling / parenting full time and ensuring my clients get the service standards they expect ! I am now signing off early for the weekend. It’s that great Friday feeling of ensuring your clients are happy, your on top of your week and now for some family time, 4pm Friday evening and the sun is shining ☀️ Wishing all my clients a lovely weekend.
