Recently converted quality development retaining original brickwork & many features, in York’s most historic industrial building, Rowntree Wharf - from Europe’s largest flour mill to making all that lovely chocolate. York's most historic industrial building, Rowntree Wharf, standing majestically on The River Foss. Built in 1860 as Leetham Mill, one of the largest flour-rolling mills in Europe, it later became home to the famous Rowntree chocolate factory. The current multi-storey car park, which serves the building exclusively, was the site for the mill’s grain store.
Straight on to the river, and so close to the water you could dabble your hands! Luxurious accommodation, quiet and peaceful yet only minutes from York city centre.

Brand new riverside apartments in an iconic 19th-century city centre building
We create stylish apartments in the city centre. Some call them ‘bespoke’, but we prefer ‘homely and elegant’. Somewhere to comfortably relax in peace and quiet before exploring the delights of one of the top UK destinations, recently voted by Sunday Times readers as the ‘Best Place To Live’. Oh, and a great night’s sleep, “Most comfortable bed we have slept in for ages, almost took it home” (J&V).
Cocoa Isabella (the pic above) is a stylish one-bed ground floor studio right on the river (bring your rod!) in York’s most historic industrial building, Rowntree Wharf, built-in 1860 and originally one of the largest flour-rolling mills in Europe.
Cocoa Lily is an elegant studio but not your average one-room space. Leather sofa, super-comfy bed, writing desk and dining table, high-end quartz-topped kitchen area and, yes, straight on to the river. Just like Isabella you can perch on the window seat and watch the river - and the otters - go by. You’ll think you can reach out and dabble your hands...
