Last Friday saw the grand opening of Tongzhou MixC One, a landmark retail development in southeast . As part of a masterplan that includes government offices, a university campus, and residences, this 98,880 square-meter retail mall will serve as a community hub for residents, offering cutting-edge retail, F&B, and entertainment options right on their doorstep!

The design pays homage to the historic Beijing-Hangzhou Grand Canal, a UNESCO World Heritage Site and the lifeblood of Tongzhou. Through fluid forms, reflective surfaces, and metallic finishes, the essence of the canal is brought to life, weaving history into the fabric of the structure. Concentric circles and curved lines reminiscent of rippling water guide visitors through different zones, creating a seamless transition that encourages exploration and discovery.

Breaking away from the traditional “big box” retail spaces, the design team prioritised open spaces, creating seamless indoor-outdoor transitions. An interactive LED ceiling, floating platforms, rooftop gardens, and a glass dome over the top-floor F&B areas create a sense of community and interaction, whilst offering retailers the opportunity to extend their brand presence beyond conventional shop boundaries.

“The biggest challenge when working on a hotel project is the duality of a very complex series of spaces on the front of house being backed by an incredibly straight-forward, simple back of house. One would think designing something simple is the easiest – but I find it the most challenging part. To be effortless and elegant, the different flows are studied and redesigned so many times. It can be exhausting, but ‘winning’ this game is very rewarding. It’s a challenge!”

Amazing news!

Our latest research — Retrofit Revisit: 10 Case Studies – has been shortlisted for 2024 Building Innovation Awards in the ‘Best Retrofit Innovation or Project’ category. Co-authors, Marion Baeli, Principal – Sustainability Transformation at 10 Design, and Julie Godefroy, Head of Net Zero Policy at The Chartered Institution of Building Services Engineers, are also in the running for ‘Innovator of the Year’!

Supported by Innovate UK, part of UK Research and Innovation, Historic England, and Studio PDP, the research delves into the performance of 10 unique housing projects a decade after implementing deep retrofit measures. This was a collaborative effort, involving a dedicated team of evaluators and a supportive steering committee – congratulations to the entire team behind this achievement!

Dubai's real estate market is thriving! ArabianBusiness reports an impressive AED 14.41 billion ($3.9 billion) in transactions last week alone. One of the top sales? An apartment in Bluewaters Residences — a project designed and delivered by our team — that sold for AED 48.365 million ($13.2 million).

Located on a man-made island off Dubai's Jumeirah Beach Residence, Bluewaters is the pinnacle of island living. Making the most of this distinct location, the design integrates a series of private landscape gardens, elevated above sea level throughout the complex, offering residents a unique viewing gallery out across the horizon. Home to Ain Dubai, the world’s largest observation wheel, Bluewaters is a tourist hotspot, offering immersive retail and dining experiences, as well as two world-class hotels.

We're excited to share the launch of our first-ever Mentorship Program! For the first year, our Asia pilot program will focus on empowering the incredible women in 10 Design.

Spearheaded by our team — Kate Geary, Karolina Kurzak, and Queenie Tso — this initiative aims to make a lasting impact across our studios by nurturing and boosting professional growth.

With a ‘lead by example’ approach, we aim to inspire and support our younger team by connecting them with our experienced female leaders to provide guidance and encouragement. We've kicked off this program across our offices, and we’re off to a great start with 25 mentors and mentees taking part.

Throughout the program, we will host four external speakers who'll share their expertise on everything from architecture to public speaking, finance, and art. Wrapping up in May, our goal is to keep growing this mentorship network across all regions, providing opportunities for all our young talent to learn, connect, and grow.

The ' power in urban renewal is undeniable, with 85% of facilities built since 1896 still operational. Iconic examples like the 1992 Barcelona Olympics and the 2024 Paris Olympic Games showcase successful, sustainable planning that continues to benefit their cities. In contrast, some cities have struggled with maintaining Olympic facilities or economic challenges.

To ensure long-term success in urban and architectural spheres, strategic planning, active community engagement, and striking the right balance between economic, social, and environmental factors. When done right, the Olympics leave a lasting, positive impact on host cities long after the closing ceremony.

's 2012 Olympic Village stands as an excellent example of adaptability, with homes designed for both private and social rental markets. A decade later, 10 Design (part of Egis’ Architecture Line), led by Marion Baeli, Principal of Sustainability Transformation, is involved in assessing these buildings' performance, ensuring a low-carbon future, and preventing them from becoming stranded assets.

Luxury real estate remains a driving force in the Middle East, with 's prime residential property prices experiencing an 89% year-on-year increase in 2023, according to Knight Frank. Contributing to this thriving market is the landmark Bluewaters Residences, a Meraas development that opened in 2019. With its holistic approach to luxury island living, Bluewaters continues to shape Dubai's future as a premier destination for high-end residential properties.

Comprised of ten mid-rise buildings, the residential destination features a range of apartments, penthouses, and townhouses. To maximise the location on one of the region’s most exclusive waterfront addresses, each home is designed to optimise views, with elevated private landscaped gardens, while contributing to the distinctive streetscape of adjacent hotel and retail sites. Shading devices, deep balconies, and strategically placed glazing areas help mitigate intense solar periods, ensuring maximum comfort.

The overall development embodies a balanced approach to living, with careful attention paid to both public and private spaces. A 'podium' car park elevates residences ten meters above street level, providing privacy and ocean views. Townhouses with direct water access were integrated along the western edge. Retail and F&B spaces create a seamless connection with the surrounding commercial landscape.

Our team headed to Shanghai to celebrate the kick-off launch of new mixed-use destination ‘AUTHOR’.

Situated in the Jing'an District, once complete, AUTHOR will combine five residential towers, an office tower, and a lively three-story retail podium.

Our team, as Retail Designer, is working alongside Vanke and 20 design teams to create a live-work-play community in downtown . This project redefines luxury living with a dynamic, multidimensional space that encourages openness and inclusivity. Featuring boutique retail, cultural venues, activity venues, and multi-layers of public green space. Inspired by Shanghai's urban fabric, the retail design focuses on intimate, interconnected spaces. Local architectural elements have been reinterpreted into a dynamic modern façade.

The design forum was a highlight of the event, and we were proud to ‘10-year Collaboration Award’, commemorating our solid ongoing relationship with Vanke. On hand to receive this award — Design Principal, Lukasz Wawrzenczyk; Associate Principal, Wen Ren; and Associate, Fisher Yu.

With Olympic fever in the air, our Qianhai Huafa Snow World is taking shape and going for gold, with a victorious win in the Rethinking The Future Awards – Commercial (Concept) category.

Slated to open in 2025, the Shenzhen vibrant destination will include a hotel, shopping mall, office space, and an indoor ski slope with an undulating shape that rises over the other functions. Located in the city's growing technology hub, Qianhai Bay, we’ve designed the development to be a place where people and businesses can connect and socialise.

Take a tour with us at MixC Changzhou, a cutting-edge retail shopping centre by 10 Design that has recently opened its doors! As a new city landmark, this retail destination is set to enhance the city's identity and strengthen its position as a burgeoning metropolis in east China.

Situated in a prime location at the heart of the city, the 232,000-square-meter retail destination seamlessly blends modernity and natural landscapes, revitalizing the city's retail scene and enhancing the lifestyle experiences of residents and visitors alike. Taking inspiration from tea culture of the region, the project features a range of multisensory spaces and experiences to fulfil the evolving needs of the next generation of consumers.

Design Principal — Retail, Chin Yong Ng states, “Our design explores the spiritual charm of the land, with thoughtful design details and unique craftsmanship to create a retail atmosphere with regional characteristics. The design embraces artisanal design elements, highlighting a sense of place and underscores the journey of tea and water. It invites the public to appreciate the poetry and philosophy hidden in the beauty of things.”

From entrances to the cloud atriums, the design maintains a serene colour palette of light whites, stone flooring, and champagne tones to create an ambiance of tranquillity, ensuring a delightful and soothing journey for the discerned shoppers.

“Every level of this project was designed to give shoppers a sense of calm and serenity from the moment they arrive, either from the ground level, MTR or the car park,” said Design Principal Lukasz Wawrzenczyk, “The design for MixC Changzhou is rooted in the local culture, and we’re proud to create a new urban landmark that elevates the quality of life for the citizens of Changzhou.”

Once we've identified those values, we must solve a puzzle and place them in the correct way so that they enhance each other and create a smooth conservation, without forgetting the technical piece of the building that will enable the building to function correctly, offering an unforgettable and unique experience to the guest.”

We’re excited to share that Marion Baeli, Principal of Sustainability Transformation at 10 Design, and Julie Godefroy, Head of Net Zero Policy at The Chartered Institution of Building Services Engineers, have released a groundbreaking study — Retrofit Revisit. This project, supported by Innovate UK, part of UK Research and Innovation, Historic England, 10 Design, Studio PDP, and produced in collaboration with industry experts, examines the performance of ten housing projects across different archetypes and locations a decade after their initial deep retrofits.

The results are in: despite minor fluctuations over time, retrofitted homes outperform non-retrofitted housing in terms of energy efficiency. Residents have reported a marked increase in comfort during colder months and a noticeable decrease in energy bills.

“In publishing “Retrofit Revisit,” our goal is to boost confidence in the lasting benefits of retrofitting while also emphasizing the insights gained from building performance evaluations and identifying areas needing further research to ensure the reliability and longevity of building fabric and operations. Huafa Snow World blends immersive experiences with dynamic design, catering to today's discerning consumers. The vibrant retail street links the Snow Centre with the wider development, featuring themed retail spaces, captivating installations, and a luxury hotel with a scenic ballroom overlooking the ski slope.

With construction in full swing, this remarkable destination is on track to welcome visitors in 2025.

Fresh new looks of our Chengbei MixC in Hangzhou, China!

The new urban icon in Hangzhou’s emerging CBD is a mixed-use complex comprising a Grade-A office tower and a 160,000 square-meter shopping mall. Drawing inspiration from the city’s picturesque landscapes, the design seamlessly integrates nature throughout the site. Water features woven throughout the site further enhance the ambiance, transforming the retail street and entrance plaza into a vibrant public space that offers a unique biophilic experience.

“The open retail street is to provide an enhanced pedestrian experience between key functional space and amenities in the area” shared Chin Yong Ng, Design Principal — Retail, “Blended with alfresco dining, interactive landscape features and art installations, it will invite footfall to the shopping mall and injecting vitality into the area.”

Rising 285 meters into the Hangzhou skyline, the office tower sets a new precedent as the district's tallest structure, offering breathtaking views of the urban green spaces and cityscape beyond. The tower's sleek and contemporary design prioritizes flexibility, catering to the diverse needs of startups and established corporations alike. Standing as a beacon in the area, the landmark tower also symbolises robust momentum of growth and infinite opportunities for the city.

“As a pilot project of the district’s ambitious development plan, Chengbei MixC is to become a transformational force of the future CBD,” shared Design Principal, Pebyloka Pratama, “Our design creates a live-work activity centre where round-the-clock programmes will be offered to serve the office workers, shoppers, and the residential communities nearby.”

Last week, our Associate Director — BIM Technology, Richard Stewart, engaged in a thought-provoking roundtable discussion at The Hong Kong Institute of Architects Annual Conference 2024, under the theme of “Design in the Digital and AI Era — is this the end or just the beginning”.

We’re thrilled to share that our design for Qianhai Huafa Snow World in Shenzhen, China, has won Best Retail Architecture China at this year’s Asia Pacific Property Awards!

As a ‘Five-star Winner’ of the category, it is further nominated for the International Property Awards as one of the best retail projects in Asia Pacific region! The results of International Property Awards will be announced later this year.

Led by Design Principals, Chin Yong Ng and Lukasz Wawrzenczyk, the team leveraged 10 Design’s placemaking expertise to bring to life a winning proposal for Huafa Snow World, an ambitious retail-entertainment hub at the bourgeoning tech hub of Qianhai in Shenzhen. At the heart of this vibrant destination sits Huafa Snow Centre, the phase 1 and magnum opus of the development. Boasting an 80,000 square-meter indoor ski resort — the largest of its kind in the world, the Huafa Snow World also integrates themed retail spaces, interactive installations, office and hotel offerings to provide a seamless experience for the visitors.

Set to open in 2025, the construction of Huafa Snow World is now in full swing.
