A: 🫣 According to Section 254 of the National Land Code 1065, if the owner is unable to pay the mortgage in accordance with the contract for at least one month (or any other period of not less than one month according to the contract), then the property mortgage holder ( Bank) must request the owner in writing to repay the mortgage within one month (or other time not less than one month according to the contract), otherwise the bank will apply for a property auction order according to the procedure. 😏

Most of the time, we found out most mortgage payer only pay what the bank told them to. Did they pay the correct amount? NO, of course not! Instead they trust the bànk.
What can you do after this, pay more, pay extra, but how much more? Paying extra really help reduce your tenure and principal?
