I wasted no time arranging a site inspection. I spoke with the tenant, residents, and other business owners in the area. After thorough due diligence, I took a step back to reassess the situation.
Here are some important insights I gathered:
1. Limited Capital Appreciation Potential: These low-cost shops were sold at RM 120,000 in 2008, with the latest transaction in 2020 at RM 450,000. The limited number of transactions from JPPH records suggests future capital appreciation may be minimal.
2. Low Business Activity: Many shops in the same row are unoccupied, with only a few still operating. This raises a crucial question - who will rent this shop if the current tenant leaves? My outlook is not very optimistic.
3. Location Concerns: The property is situated within a gated community and far from public areas. With no future developments planned and poorly maintained apartments nearby, this is not an ideal location for a thriving business.
