I recently received a call from a shop owner eager to sell his freehold low-cost shop in USJ Subang Jaya. This shop, located within a gated community comprising 5 blocks of apartments, immediately caught my attention. Why? Because it’s currently tenanted and offers a rental yield of 5% p.a. Wow... Freehold... Immediate rental income... and all for just RM 450,000. My first instinct told me this is a great deal for investors.

I wasted no time arranging a site inspection. I spoke with the tenant, residents, and other business owners in the area. After thorough due diligence, I took a step back to reassess the situation.

Here are some important insights I gathered:

1. Limited Capital Appreciation Potential: These low-cost shops were sold at RM 120,000 in 2008, with the latest transaction in 2020 at RM 450,000. The limited number of transactions from JPPH records suggests future capital appreciation may be minimal.

2. Low Business Activity: Many shops in the same row are unoccupied, with only a few still operating. This raises a crucial question - who will rent this shop if the current tenant leaves? My outlook is not very optimistic.

3. Location Concerns: The property is situated within a gated community and far from public areas. With no future developments planned and poorly maintained apartments nearby, this is not an ideal location for a thriving business.

Given these points, let’s revisit the original question - would you invest in this shop with a 5% p.a. rental yield at RM 450k in USJ Subang?

The answer varies for each individual, depending on their risk tolerance. For those with a low-risk tolerance, this shop might be a suitable investment. Here's why:

- The estimated monthly instalment is around RM 2,600 (terms and conditions apply).
- Assuming the tenant continues with the same rental rate, your commitment would be only RM 600 - 800 per month.
- The rental income covers the interest and part of the principal, acting as a forced savings over time.
